My Notes

Edit
NOTE: House is currently under lease until September 2014.
Beautiful home in Magnolia with mountain, sound and city views. New premium kitchen appliances - American Standard gas range, Jenn-Air dishwasher, GE Profile Refer. Completely remodeled daylight basement with family room, wine celler, workshop, storage/den. New sewer line, upgraded electrical wiring allowing for second floor addition, custom interior paint. One plus garage.
Neighborhood Description
Magnolia is the second largest neighborhood in Seattle, by area. Magnolia is located on a hilly peninsula north of downtown. Although the commute to downtown is just minutes, Magnolia is unique in that it feels very separate from the hustle and bustle of the downtown area. The neighborhood is bound by Salmon and Shilshole Bay to the North, Puget Sound to the West and Elliot Bay to the South.

What I love about the home

Unobstructed view of downtown, and Mount Rainer. All 3 bedrooms on upper floor. Unique copper countertops in kitchen. Backyard water feature ready for coy. Back patio piped for natural gas BBQ hookup.

Zillow predicts Magnolia home values will increase 7.6% next year, compared to a 7.6% increase for Seattle as a whole. Among Magnolia homes, this home is valued 64.9% more than the midpoint (median) home, but is valued 15.3% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Magnolia, the number of foreclosures waiting to be sold is 53.2% lower than in Seattle, and 56.3% less than the national average. This lower local number could help Magnolia home values rise more quickly than other regions in Seattle.
