My Notes

(Note the "comparables" on zillow-estimate are not true comparables and fail to take into account how property values decline west of Downer and increase the closer one is to lake Drive and Lake Park. The other house sold on this block 11/13 was rundown, had just 1.5 baths and no upgrades/remodel in some 40 years. Zillow estimate also not reflect substantial upgrades & improvements undertaken last few years.) What I love about the homeSturdy, beloved, updated Victorian Federa

What I love about the home

Sturdy, beloved, updated Victorian Federal style home w higher end amenities in great neighborhood convenient to parks, shopping, lake front and downtown. Loads of built in storage in both full bathrooms and modern kitchen. Thoughtful, quality upgrades, beautiful & functional, not ostentatious. Great house for family or couple with each their own office/study. Generous well thought out kitchen design with room for kitchen table and dogs. Mud room out to fenced in corner lot-- private back yard w patio and deck. Yard and deck get east, south and west exposure, so enjoy morning coffee on the deck and evening cocktails on the patio. Well sheltered, so calm secluded back yard even on breezy spring days: get sun but not the wind. Very private yard, due to corner & layout. Sunny rooms. Fantastic neighbors and block: mix of families and young retirees, many pet lovers, long term resident owners. Best block party on the planet, with talent show!

Neighborhood: Northpoint

Zillow predicts Northpoint home values will fall 1% next year, compared to a 0.4% fall for Milwaukee as a whole. Among Northpoint homes, this home is valued 27.8% more than the midpoint (median) home, and is valued 4.1% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Northpoint, the number of foreclosures waiting to be sold is 88.5% less than in Milwaukee, and 68.6% less than the national average. This lower local number could help Northpoint home values rise more quickly than other regions in Milwaukee.
