My Notes

Edit
Two units. Upstairs is a cozy one bedroom, full bath flat with deck overlooking Madison Valley. Downstairs unit is recent construction (1999) sleek sophisticated large studio with full bath and direct access to ample storage/laundry room. Cedar shingled 1999, new roof in 2006, new sewer line in 2008. Private back yard with fruit trees. On geologically stable strip, per city map. Please note: Zillow has mistakenly said there is a fireplace. There is no fireplace, but repeated attempts to correct this in the listing have failed. There is a space upstairs where a previous owner had a small wood-burning stove.

What I love about the home

Downstairs unit: lots of beautiful finish woodwork & windows, cool in the summer, well-insulated in winter with plenty of windows to catch low-in-the-sky winter sun; Upstairs: beautiful views of Madison Valley, huge claw-foot bathtub. Large utility/storage room could be heated to add to living space. Potential also to create inside stairway for single occupancy. Outside: cedar shingles, upstairs two-level deck. Great neighborhood/neighbors, near #8, #11, #43 and #48 bus lines, near Essential Bakery, Cafe Flora, other shops and cafes on Madison Street.

Market guide

Zillow predicts Madison Valley home values will increase 5.5% next year, compared to a 5.4% rise for Seattle as a whole. Among Madison Valley homes, this home is valued 18.4% less than the midpoint (median) home, and is valued 33.6% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Madison Valley, the number of foreclosures waiting to be sold is 15.3% higher than in Seattle, and 10.1% lower than the national average. This higher local number may prevent Madison Valley home values from rising as quickly as other regions in Seattle.
