My Notes

Edit
Built 1865, renovated 2009. Two 800sf apartments. 1,600 sf total.

What I love about the home

Uniquely situated in a residential block between the well-established 24th Street and Valencia corridors. Wonderful neighbors. Very quiet at night. Close to 101 and 280 freeway access. Two units with established landscaping. Confirmed as one of oldest buildings on the block, retains historic character. Architect-owned and renovated. New foundation, new roof in 2007. Solar power runs surplus with annual rebate. I absolutely love living here ... but "make me move" and I'll find another building in town to renovate. Will work with you to customize the property as you wish. Make an offer...

Market guide

Zillow predicts Mission home values will rise 9% next year, compared to a 6.3% increase for San Francisco as a whole. Among Mission homes, this home is valued 34.2% more than the midpoint (median) home, and is valued 4.5% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Mission, the number of foreclosures waiting to be sold is 26.6% lower than in San Francisco, and 4.5% less than the national average. This lower local number could help Mission home values rise more quickly than other regions in San Francisco.
