My Notes

Edit
Historic Victorian house built in 1886. House was completely gutted out down to the studs in April of 2008. House is a three bedroom house that includes new insulation, air conditioning, drywall, new paint, and wired for stereo in the living room and master bedroom. Very secure steel doors on all entry points and bars on windows from previous years when it was considered a "bad neighborhood." A new two car garage was built in July 2008 made extra big. Garage can fit two large SUV's if necessary. Also plenty of parking on the street in front of the house. Neighbors are very friendly and active with community issues.
House also includes all #1 red oak floors. House is a three bedroom and two and a half bathroom with new tile, granite vanities, and plumbing fixtures. Master bathroom includes two vanities and a very large tub/bath. Very large kitchen with all new stainless steel appliances, gas stove, granite countertops, dishwasher, garbage disposal, penant lights, and bar countertop and dining room. Also includes rarely used washer and dryer in a large laundry room. House also has a doggy door. Very contemporary look in a historic setting. The square footage of the house is approximately 1,893 square feet. House is located two blooks from the Light Rail station and 10 minutes (walking distance) from downtown Denver.
In June 2010 a second floor deck leading from the second floor office (third bedroom) onto a 300 square foot trex deck. Old storage room, stairway, and car port was removed. Blacktop was removed and new landscaping was provided to include shrubbery and sprinkler system. Pictures were updated in February and March 2012.
Neighborhood Description
This is one of Denver's oldest and most established neighborhoods. Most of the people living in here are well established and have lived here for years. Most are working professionals who work downtown. The community is pretty active with issues that effect everyone.

Neighborhood: Five Points

Zillow predicts Five Points home values will rise 1.2% next year, compared to a 1.2% rise for Denver as a whole. Among Five Points homes, this home is valued 37.4% more than the midpoint (median) home, but is valued 11.5% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Five Points, the number of foreclosures waiting to be sold is 2.3% higher than in Denver, and 10.5% less than the national average. This higher local number may prevent Five Points home values from rising as quickly as other regions in Denver.
