My Notes

This home was entered in Berks County, Pa., Parade of homes in year of completion,1999, as a class III home (price $280,000 to $350,000 at that time). The home won Best Exterior Design, Best Interior Design, Best Kitchen Design, Best Overall Floor Plan Design and finally BEST IN CLASS. It owns an UNOBSTRUCTED 40 mile long by 5 mile wide view to the sunset horizon matched by only a handful of Berks County properties. This home is perfect for a young family of 3/4 or for a retired couple looking to downsize from a larger home in retirement. All main rooms are on one level with entry doors wide enough for wheel chairs access. The home is constructed with offset design using stone and cedar appointments for a very attractive look. The condition of the home is excellent always maintained to look like new. Many extras: excellent condition array of lawn and garden equipment, Brown Jordan deck furniture, a detached Trex Deck with Awnings and Shades. Many more extras. The two car garage is actually well over size along the sides and front of the two car bays (room for that little sports car, motorcycles, or just all your stuff AND two cars). The garage has an average winter temperature never below 47 - 50 degrees. There is a propane heater in the garage workshop area if you need to really warm it up. There is a newly installed Smart Switch Generac 16KW Generator (house budget is only 13KW). Never worry about power outages as country wide power consumption becomes more problematic. The US Department of Energy predicts that outages of up to 10 days may be more frequent in coming years. With the Generac your family will be 'powered'. Our experience is one top off of 300-375 gallons a year at lowest summer per gallon rate. The lower level is a fully finished Family Room with a Double French Door walkout to level ground. Bring any size furniture or stuff into the Family Room. Sunshine enters through the windows of these doors giving it much light like any ground level room on the first floor. The master bedroom has a 70 inch wide window onto the southwest sunset horizon making moonlit nights as spectacular as the sunset evenings. Very much outside light to the home in front and back. Windows have room darkening beehive insulating shades. Windows are casement with triple or double glass for excellent heat or AC retention and great UV blocking. The air flow on this hilltop is excellent making possible on all but over 95 degree days to easily go without air conditioning IF you enjoy fresh country air well outside of city and high traffic pollution. Should you prefer AC the central system is highly efficient and effective. All ceilings have over 52 - 60 inches of blown insulation above. Impervious to hot or cold days. The open vaulted ceiling floor plan for Kitchen, Dining, Living Room along with adjoining Sun Room make gatherings of family and friends very enjoyable. The Dining Room area allows a very long extending table to accommodate everyone at the same table. The traffic in front of this home is less than 20 cars passing by on a BUSY day. It is one of the most quiet areas in Berks County. Forty yards out the back door is an open OFF ROAD trail. It is great for sunrise sunset walks/runs, with sledding hills for winter adult/kiddo fun or cross country skiing if you are so inclined. You will find the best neighbors you could want on all sides. This home is a 'way of life' destination home like being on vacation at a country B&B. We have always spoken of this home as one with a $1,000,000 view and living experience.
