This addition features an extensive trail network with a creek and 2 ponds. There are also 3 parks within Trails South, the largest of which lies directly across the street. The HOA dues are $40 quarterly. This money funds all of the lawn services along the trails and in the parks. The HOA is also reasonably strict in it's enforcement of the neighborhood covenants. You cannot park boats in the driveway, no trashcans shall be left in sight unless it is collection day and whatnot. This maintains our property values and helps our addition look cleaner than comparable additions nearby. The addition is very large and fairly difficult to navigate. This greatly reduces traffic around our home and keeps our parks free of riffraff.
