What an amazing place to live! And for the same reasons has been an amazing investment property as well! This is a charming house overlooking a park. A block from the pool/clubhouse. Walking distance to all the shopping in Front Range Village (Target, Sprouts, Lowes, Sports Authority, Panera, Five Guys, just to name a few), as well as the Library and all the new medical centers in and near SE Fort Collins. Quick access to I-25. Walking distance to Trout Core Knowledge Elementary, Preston Middle School and Fossil Ridge High School. Almost door to door bus stop to Bacon Elementary. All neighborhood schools are top rated. Preston and Fossil both have waiting lists for kids outside the school boundary. The only way to guarantee a space in either one of these schools, is to move into the school boundary. Great walking trails through neighborhood as well as 7 neighborhood parks. This home is approximately 2530 sf. with 1850 sf finished (buyer to verify) Most of the pictures show it empty but the property is currently occupied. Please do not disturb. Home is well maintained, with new paint, newer wood floors and kitchen appliances. 2 year old washer and Dryer. All appliances included. Eat in Kitchen with pantry plus separate dining room. Living room on main level, and loft family room upstairs. Large walk-in closet in Master. Upstairs laundry. Great community feel. Close to everything but feels quiet and tucked away.
We lived in this property and loved it. Since it is such an amazing place to live, when we moved on to a larger home, we chose to keep it as an investment property. It continues to increase in value as the demand for housing in this area grows. It has always been a cash flow property. It has always rented quickly, even during "off season" and has attracted high quality tenants that take care of the property. We have been very choosy about tenants and have taken extremely good care of this property, so it is in fabulous condition (move in ready) for either a family that plans to live in it, or an investor. It has a bran new roof, and in days will have new gutters and down spouts. This home has expansive wood floor (the entire 1st level) and tile in the Master bath. It has a new vinyl fenced yard. Its just he right size (takes 10-15 minutes to mow. ;). Extra high ceilings on the main floor with extra large and tall windows, for lots of light.
We are only selling because we are looking at a relocation and do not want to maintain the property from a distance.
