HVAC (Lennox) replaced in 2005 including the addition of 2 extra returns for improved circultion. 17-SEER highly efficient AC with Scroll compressor and Natural Gas furnace and upgraded media/filter (PMAC-12C). Very quiet, but ideal location on the eastern edges of Oviedo, (bedroom community to Orlando). Proximity to Central Florida Greenway is ideal, but far enough from traffic noise. East Coast beaches are 45-mins away. Neighborhood is well-maintained and Morrison Homes are well-constructed after 3 hurricane events in 2005!

Enclosed lanai (heated/cooled) with large windows makes this sunroom an excellent home-office, sewing or kids room. Natural gas service is great for cooking & power outages. Natural gas hook-ups for 5500W generator (with concrete pad & tie-downs). Natural gas line on pool deck for no LP tank grilling!. Formal living room is warm & elegant with dark colors and laminate flooring. Only one "white" room in the house (laundry). Knock-down 10' ceilings. Custom laminate "organizer-type" closet systems. Corian kitchen counters, Bathroom counters are Samsung (like Corian). Hurricane-ready with galvanized window panels and pre-installed fasteners if storms threaten.
