My Notes

LOCATION: Located on Mockingbird Lane in Poteau, near the high school and only a few blocks from the main thoroughfare of town. Poteau is the county seat of LeFlore County and has many shops, churches, good schools, medical facilities and a two-year college. The larger city of Ft. Smith, Arkansas, population about 80,000, is 30 miles away. Nearby points of interest include Lake Wister State Park, the Runestone State Park, the beautiful Kiamichi Mountains and the 1.5 million acre Ouachita National Forest. LAND: Situated on a large lot which has a gentle slope to it. This property bounds the Bill Barber Park which has a walking track around it as well as a playground and picnic facilities. There is an excellent garden spot in the rear yard. This home is near the high school as well as all other conveniences of the city of Poteau. There is a living privacy screen in the rear yard consisting of crepe myrtles, can and other lush plants. There are several natural stone flower beds in the rear yard as well. SERVICES: Electric, city water, city sewer, cable, telephone and trash pickup. HOME: Built in 1968 with 2,712 s.f. of heated and cooled living space, The upper level of this home has 3 bedrooms, 2 baths, living room with fireplace, formal dining, kitchen and breakfast area. The lower level features a whole other living space featuring a large living room with fireplace, bedroom, bath, utility and small kitchen area. There is a large hobby room/workshop and a sunroom on this level as well. The home is total electric, has cedar and cement exterior walls and an asphalt roof. The arrangement of rooms is very family friendly with features and dimensions as follows: FOYER: 7.6 x 7, A brick wall, lots of windows which allow for natural light, wood flooring and a coat closet. LIVING ROOM: 15.6 x 20, One wall is brick and contains the fireplace with a raised hearth and mantel. The ceiling is vaulted and has a beam and ceiling fan/light fixture. A large window faces the backyard and there is a built-in cabinet with shelves which separates this room from the foyer and hallway. DINING ROOM: 11.6 x 13.6, The flooring is the same wood as the living room, walls are white and a large window faces the backyard. KITCHEN: L shaped, 8 x 10.6 and 6 x 12. Lovely cabinets with rolled formica on the tops, pantry, a desk with cabinets above and an eating bar is placed where there is a view of the outdoors. The appliances include the dishwasher, electric range with vent hood and wall oven. There is a window over the stainless sink. The flooring is vinyl tile. BEDROOM #1: 11.2 x 11.6, Carpet is a taupe split Berber, walls are painted taupe, ceiling fan with light and large closet with built-ins. BEDROOM #2: 11.8 x 13.6, Walls are painted, ceiling fan with light and two closets with a built-in desk between them. BATHROOM: Walls are painted taupe and the floors are a taupe inlay. There is a tub/shower with sliding glass enclosure, vanity with cabinetry below, rolled formic tops, large mirror above, linen storage and clothes hamper. MASTER BEDROOM: 13 x 14, White walls, carpet, ceiling fan and closets on one wall. MASTER BATHROOM: The vanity with cabinetry below, rolled formica tops, mirror and light above, tub/shower unit with a tiled surround, commode and built-in cabinet with clothes hamper. LOWER LEVELFAMILY ROOM: 23 x 30.6, Pale gray walls with matching ceramic tile flooring, two sets of double closets for storage, two ceiling fans with lights and a fireplace with a raised hearth and a mantel. HOBBY ROOM/WORKSHOP: 15.8 x 20.6, Located to the back of the fireplace in the great room is this multi-purpose room with a workbench and pegboard for organizing equipment. Triple windows face the back. There is a closet under the stairs that contain the hot water heater as well as plenty of room for storage. BATHROOM: Has a vanity, shower and commode. LAUNDRY: 7.6 x 9, Washer and dryer connections with pegboard
