This is a large and lovely home with 3 bedrooms, 2 bathrooms, a dining room and den with fireplace, an office area and a large laundry room. There is a quiet, large back yard with an unattached mother-in-law quarters and a storage room the size of a 1 car garage. There is a sun room attached to the south side of the main house. The house is a Victorian beauty with it's own character and charm. It has a historical designation (the Charles Lefeber house). We newly remodeled most of the premises including both bathrooms, the kitchen and 7 of the interior rooms in the front house, and exterior stucco and paint. We refinished the existing hardwood floors and put in new high quality laminate wood floors in all the closets and in an upstairs bedroom. New Mastercool swamp cooler and new central heater with forced air. Updated heat on demand water heater for front house (2 years old). New gas meter put in within last 3 years. Metal shingle roof put on front house within last 4 years with rebuilt roof using OSB plywood. Multiple skylights. Cellular blinds in most of the windows. Multiple awesome SHADE TREES present. 

What I love about the home

The house is located in a particularly quiet stretch of town because 15th street does not connect directly with Central Avenue. This cuts down significantly on traffic and on noise coming from Central Ave. Yet the house is within walking distance to downtown, Tingley beach, multiple parks, the Saturday farmer's market at 8th and Central, many great schools, the Albuquerque museum, Explora, etc. It is also very close to the University of New Mexico with a quick drive or bike up Lomas Avenue. There is a lot of excellent development happening nearby with new restaurants and businesses. The house comes with a "casita" in the back that is perfect for visiting friends or family, home office space, work-out studio, art studio, etc. There are so many special aspects to this house that you have to see it for yourself.
