My Notes

Edit
You'll forget you're in NYC with the beautiful view of trees through the triple-wide windows in the sunken living room of this newly listed home. It is a very bright co-op with super high ceilings, with plenty of room for a home office and it is on one of Chelsea's best blocks right near the Highline. The current owner was a restauranteur who renovated the kitchen for both appeal and true functionality, with stainless appliances including an extremely large fridge (with ice machine), dishwasher, a cook?s 5-burner stove, granite counter with built in top-rated water filter. A long steel prep table and upgraded electric allow for lots of room and outlets for many small appliances, and a very large, deep sink to accommodate the largest pots and pans.
The renovated bathroom has many outlets, great water pressure, two medicine cabinets and many nice little touches. A 15-window door separates the large bedroom, which will accommodate a queen or king-size bed plus at least 1 or 2 dressers and also has tree views.
320 West 19th is a pet-friendly elevator building with live-in superintendent, new super-efficient laundry facilities (renew your card online or with cash/credit card), has a free bike room and available basement storage. The building has a very active Board, terrific financials, is primarily owner-occupied, and is near all the best of Chelsea: Hudson River Park, Chelsea Piers, Meatpacking District, Chelsea Cinemas, Joyce Theater, and some of the best dining, arts and entertainment in the world. We are a few minutes from the A,C,E,1,2,3, L, F and M trains. Trader Joe's and Whole Foods are both right nearby and deliver.
Neighborhood Description
See above! The best of everything - if you haven't seen the new parks and piers, there are even huge grass fields now for picnics, parties, laying out on nice days and making friends.

What I love about the home

The trees, the trees, the trees. The Joyce theatre on the corner, museums, galleries, Highline, playgrounds all nearby, great restaurants, incredible lunch deals, movie theaters, subway nearby, how incredibly comfortable and at home you feel in the apt, how well done the kitchen and bathroom have been modified, the friendly neighbors. I also love that the incredibly helpful Board just mentioned they would consider interviewing a good candidate I support at a mtg on August 20th, for a Sept 30 move-in!

    Market guide

Zillow predicts New York home values will rise 2% next year, compared to a 0.8% rise for New York Metro as a whole.

Foreclosures will be a factor impacting home values in the next several years. In New York, the number of foreclosures waiting to be sold is 55.6% lower than in New York Metro, and 92.4% lower than the national average. This lower local number could help New York home values rise more quickly than other regions in New York Metro.
