My Notes

We will be happy to show you our home!
Out of respect for the current residents we will not be having an open house at this time. Visits to the property must be scheduled. Interested investors should call property owner for an appointment. 954-650-1333
Will work with realtors.
Walk to local restaurants or take a short drive to popular downtown restaurants, VCU, Carytown, Fan district or Short Pump.
The windows are new, the hardwood floors have been reinforced and restored, new bathrooms have been installed and existing ones updated. We have completely overhauled both kitchens that were there and added a third! There are several fireplaces however we have capped the ones in the bedrooms for safety and to keep the elements out.
Renovated in 2014. New windows, (2) New Kitchens , (4) Bathrooms, (2) wood burning fireplaces, screened in porch, (2) 500sqft decks, double lot parking for 6,
and much more. Rent a unit to cover mortgage and live in a great neighborhood.

What I love about the home

As a family we lived in this house while completing extensive renovations ourselves. We debated about how to do the work but ultimately decided to leave the house as close to original as possible in order not to loose the originality. We hope you will agree that we have achieved the best of both! We have enjoyed many walks to Forest Hill Park for festivals, Music on warm summer evenings and the Farmers Market. People come from all over to kayak the James River and we have enjoyed the mountain bike nature trails. Unfortunately our personal circumstances have us going in another direction at this time so we decided to rent out the top floor where we were living and already had a tenant on the first floor. This house has many possibilities and is a beautiful part of Richmond history which is what drew us to it. This house is among the original of those built in early 1900. The train which ran down the middle of Semmes Avenue travelled back and forth over the James carrying those who worked in Richmond Downtown. Having been in Richmond only a few years we are amazed at the amount of reconstruction that is taking place. There are a number of projects going on around this area in attempt to restore the surrounding neighborhoods. This revitalization in company with the beauty of the area has brought many investors who realize the future of Richmond is quite promising. Richmond has been called the next Simi Valley by an organization which rates cities. I like to say that the young folks who have grown up in Richmond have made it their mission to create a town which will continue to thrive and be amongst a most desirable place for families to live.

Neighborhood: Woodland Heights

Zillow predicts Woodland Heights home values will rise 1.5% next year, compared to a 1.6% rise for Richmond as a whole. Among Woodland Heights homes, this home is valued 16% more than the midpoint (median) home, but is valued 55.9% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In the Woodland Heights market, the number of foreclosures waiting to be sold dropped 20.8% in the last year. The number of unsold foreclosures is 120.8% greater than in Richmond, and 80.6% lower than the national average. This higher local number may prevent Woodland Heights home values from rising as quickly as other regions in Richmond.
