One SWEET house! One SWEET location! Obviously, location is the word in real estate. Everyone knows that. This house has lots of things that contribute to its desirability. It is located in Windham, one of the premier towns in southern NH, on Cobbetts Pond, the best full recreational lake in the area. Armstrong Road is a paved town road with full year round access and municipal maintenance, yet the home is at the end of a cul-de-sac with minimal traffic, in an area of nice year round homes, and less than five minutes from Route 93. These are exceptional attributes, not normally found with waterfront properties. Boston is only 45 minutes away, and Manchester or the seacoast are only 30 minutes away.
This is a year round waterfront home with a full walkout basement and a detached garage. Mature perennial flower gardens that abound on this field stone terraced lot show the love of the owners. This open concept house is much bigger inside than it looks from the outside.

There is no better situation, as the view is long up the lake, in the very desirable southwest direction. The home is surrounded by beautiful, mature trees that provide shade for natural cooling.
Within walking distance of this home is the beautiful new Griffin Park, which is an excellent and popular town recreational area. Right next to the park is a wonderful local farm stand with fresh fruits, vegetables and even ice cream. Sweet!

Windham has an excellent record for stable taxes, yet also boasts first rate school and municipal systems, and a really nice small town atmosphere. There are abundant opportunities for outdoor recreation with an extensive trail system, farm stands, apple orchards, and of course summer and winter activities on the lake.
