This is one property with 2 separate homes and addresses 33 and 37. Each address has its own water line, electrical line, gas line and sewer system. But since it is one block and lot, the real estate taxes are for one house, currently $3400 per year. It is possible to live in one side of the house and collect $4000 per month from the other side. The owner's side is huge, gracious, comfortable and beautiful with a gorgeous, updated $30.000 kitchen, two bathrooms- one brand new, tiled and jetted, the other with a six foot claw foot tub, a round door and completely modernized.
It has been completely renovated, insulated, new plumbing, 4 new gas heating systems - 3 steam. 1 hot water all utilizing huge old decorated radiators, impossible to find now and unmatchable in heating. All new wiring and circuit breakers in each apartment, separate electric and gas meters.
New windows except in front which are the original Gothic carpenter diamond paned windows to match the original 170 year old Gothic double door. 5 original fireplaces, one wood burning stove and the coal burning cooking stove in the owner's kitchen..
This house has been completely upgraded with an eye to the beauty and charm and grace with which it was built.
Neighborhood Description
This is the most convenient area in Staten Island. It is 8 blocks from the Verazzano and the Xpwy. It is a 6 minute bus ride to the ferry. You can walk or bicycle to the beach 5 minutes away. Supermarkets and shopping are a 5 minute car ride.
 

What I love about the home

I loved everything about this house. The immense rooms, the 9 foot ceilings, all the ceiling fans in every room eliminating the need for air conditioning, the hardwood floors. the built in bookshelves and nooks thruout the house, the claw foot tubs that are one hundred years old, six feet long and deep enough to really soak, the round door in the bathroom. the 22 huge closets - 3 of them walk-ins. I especially loved that the house is built into a hill so the first floor in the front is the second floor in the back and nothing blocks the view of the sky and the sunset from the 12 foot open deck and the 20 foot screened-in-porch that is surrounded by trees so that you feel as if you are sitting in a tree house. This house is beautiful, graceful, gracious and irreplaceable. It is not for those who love modern boxy rooms. Only those who appreciate history, craftsmanship and true warmth in a home will love this house.
