My Notes

SOLD! This is a house with a history. It's next chapter is about to be written 34 Hollywood Street was built in 1914 by George Clement, a building inspector for the City of Asheville. Mr Clement had moved to Asheville from Black Mountain to work on the construction of the Biltmore Estate. The property was originally deeded to his daughters, one being Lillian Exum Clement. Exum left her mark in North Carolina History. She studied law and in 1916 she passed the bar exam becoming one of the first female attorneys to practice law without the assistance of her father or her husband. In 1920 she became the Buncombe County Democratic Party candidate for the state legislature. She was elected in a landslide election, winning with 10,368 votes to her opponents 41. Keep in mind that this was at a time when women were not even allowed to vote! Exum introduced 17 bills during her time in the legislature, most of which passed. Please read more about this fascinating woman on the attached document. Lillian Exum Clement Stafford was married in 1921, giving birth to their daughter Nancy two years later. Exum suffered poor health after giving birth and died of pneumonia in 1925. After Exums death in the house at 34 Hollywood, her sisters remained in residence. In 1964 the home was purchased by Exums daughter Nancy and her husband. The family still owns the home today. Now it is your chance to own this bit of Asheville history. The home needs love and care and a lot of it. Preservation papers are in place to help protect the historic integrity of this home. This homeneeds to be brought back to its glory days. The hardwood floors, doorsand many of the windows are still original. The pocket doors are still in place but many are in need of repair. The fireplace surrounds have surprisingly little damage to the tile. The walls are cracked and in need of repair and painting. The kitchen and both bathrooms need to be gutted and remodeled. There is no heating system in the house. The list goes on but in a home such as this, the possibilities will make your imagination flow. This home is eligible for the historic register and conservation tax credits are possible. The Preservation Society of Asheville will consult with you during the rehab process. See www.psabc.org for more information 34 Hollywood is located in the heart of Asheville, in the historic Chestnut Hill district. Take a look and decide if you are the one to bring this home back to life.  More Less

Market guide

Zillow predicts 28801 home values will rise 2% next year, compared to a 2.3% rise for Asheville as a whole. Among 28801 homes, this home is valued 75.7% more than the midpoint (median) home, but is valued 62.8% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In 28801, the number of foreclosures waiting to be sold is 42.4% higher than in Asheville, and 23.7% greater than the national average. This higher local number may prevent 28801 home values from rising as quickly as other regions in Asheville.
