My Notes

Fabulous diversified organically managed turn-key farm with very energy efficient house, horse facilities, & detached partially finished 2 bed apartment! The property has 39.4 acres +/-, 100 X 60 Morton Insulated Indoor Riding Arena, barns with 10 horse stalls, and fenced paddocks most with run in sheds, is set in a pastoral location well back from the road, but very conveniently located. The house has 3 bedrooms-1 first floor, 2 very large second floor with closets & storage areas; a large full bathroom upstairs with whirlpool tub, and a full bathroom downstairs with tub & shower; a living room with wood stove, a dining room, kitchen, and a mudroom/sunroom. The basement is divided into 5 'rooms', two mostly finished- we use them as a library and a spare bedroom; there is also a boiler room; laundry room; and a cold storage/pantry room.
The house was energy audited a couple of years ago, and the work carried out such that we use only about 200 gallons of oil per year and 2-3 cords wood to keep the house comfortable and warm.
15 acres were cleared in fall 2012 back to the old pasture lines of the farm. Additionally, there are about 6 acres of established pasture fenced and cross-fenced some with run in sheds, one paddock has a small duck pond, and others have direct access to the barn (20' x 120' barn with power & water, 10 box stalls, aisle, and concrete floored tack/feed room, and an additional entrance area, there is a hay loft above with storage for about 2000-2500 square bales) & attached 100x60 Insulated Morton Indoor Arena. There is also a 'custom' designed/built passive solar/igloo tech pig/poultry 'pavilion', with 3 stalls for pigs/small animals- each with direct paddock access, 3 poultry 'stalls' & poultry run, and a feed/storage area. The remaining land is comprised of woods with some trails, with an approximately 4 acre bog which attracts lots of wildlife, including: deer, heron, eagles, ducks, beavers, and even a moose occasionally.
There are extensive organically managed garden beds- on all sides of the house, 2 sides of the apartment, and in two large areas. All of the garden beds have about 18 inches/2 1/2 feet of well composted mixed species manure, and are all ready to go! Some garden areas have perennial plantings.
Additionally, there is a building next to the house - it is laid out as a 2 bedroom apartment, with living room, kitchen & bathroom- there is also an outside toilet. It is fitted with electric & plumbing, but is not completely finished. It could make a great rental unit, apprentice housing, commercial space, or offices. Upstairs is a loft that can hold about 1200 square bales hay.
The property is in a very quiet and private location, yet only 1/2 mile from Route 7 half way between Dexter & Dover. It?s about 1 hour drive to Waterville/Augusta, about 45 minutes to Bangor, and 2 hours to Portland. The property is in Dover- Foxcroft, county seat of Piscataquis County, which has a great school system, with Foxcroft Academy for High School; the Mayo Regional Hospital; Center Theatre; a great library, vibrant granges, a new MOFGA chapter, Cooperative Extension, USDA/NRCS offices and much, much, more. There are also many opportunities and events for new farmers/equestrians in the area.

What I love about the home

This is a wonderful turnkey small farm in a great community. The home is incredibly energy efficient- heating with about 2 cords wood and 200 gallons of oil. The garden beds nourish organic gardens which flourish. The home is ideally suited to a family who want to homestead or have a small farm or some horses.
