My Notes

This 1BR at the prewar Parc Vendome Condominium is situated in the most private of the four Parc Vendome Buildings (with an entrance on 56th Street). This apartment is bright and sunny all day long due to southern exposure from all five oversized casement windows. The unit has original 9' beamed ceilings and original hard wood floors throughout and an unusually abundant amount of closet space, which includes both a master walk-in closet as well as another walk-in closet in the living room which easily doubles as a home office (or even, as has been done in other N-line apts, a full wet bar/wine cellar). The cozy south facing windowed kitchen opens up into a large living/dining area. The bedroom is oversized (easily fits king sized bed and loveseat if you so choose) and completely sun drenched. The bathroom is in great condition with black and white tiling and a soaking tub/shower. The Parc Vendome is a full service building with sculpted private garden, billiards room, and roof deck. Conveniently located just south of Columbus Circle, this highly coveted prewar condo is literally within walking distance of every major transportation line, along with all the restaurants, bars, cafes, and shops which have made the 57th street corridor the most sought-after address in town. Market guide

Zillow predicts New York home values will increase 2% next year, compared to a 0.8% increase for New York Metro as a whole. Among New York homes, this home is valued 95.1% more than the midpoint (median) home, and is valued 186.7% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In New York, the number of foreclosures waiting to be sold is 55.6% lower than in New York Metro, and 92.4% less than the national average.
