My Notes

Beautiful front-gabled 1917 "California Craftsman" bungalow with nice, wide porch, built-in buffet, on spacious lot. Huge additional upstairs loft makes this functionally a FOUR-BEDROOM, not 3. "BEST FOUNDATION IN NORTH PARK": A fulll $50K+ foundation REPLACEMENT (not repair) performed in 2004 with all new beams, piers, posts, and deeply-dug stemwalls and bolts (all paperwork/permits avail). Beautifully box-beamed living and dining rooms. Wide driveway can fit many recreational vehicles. Spacious tropical back yard with deck, beautiful fountain, and huge 7-person spa. Italian-tiled bathroom features Jacuzzi tub. Remodeled garage with workbench, shelving, new roof, and upgraded electrical including Cable TV. Full alarm system on all windows and doors. Large shade trees and hedges. Remarkably quiet (and safe) neighborhood perfect for families. Just 2 blocks from Jefferson Elementary and park. On-demand water heating. Beautifully tiled bathroom with spa/tub. Arts & Crafts era detailing. Nearly 1,900 Square Feet with the 400+ square foot loft included!
Very close to Balboa Park (N.E. Corner just blocks away). Short walking distance to many hipster restaurants, including West Coast, Casa de Luz, Wang's, Urban Solace, Alexanders, Cafe Calabria, etc.) and close to much night life. Less than 5 minutes drive to Zoo and Museums. Car2Go featured heavily in this part of North Park to support Downtown/Gaslamp commuters. Great family neighborhood. Blocks to Morley Field Sports Complex (Pool, Tennis, Baseball diamonds, etc.) and Florida Canyon hiking trails.
Neighborhood Description

What I love about the home

Awesome neighborhood with great neighbors and awesome "First Fridays" events!. Remarkably quiet, calming location. Bike lanes/paths! Super convenient to downtown (via Pershing Drive) to expedite commutes. A Car2Go District for easy commuted to Downtown/Gaslamp. Just a few blocks walk to MANY restaurants and nightlife. Farmers market closeby. Bird Park summer concert series 6 blocks away. Convenient to all shopping (hardware, grocery, etc.). A wonderfully livable neighborhood and comfortable, well-built house. (House was built in 1917 of old-growth termite-resistant Redwood, which isn't done any more.)

Market temp

Based on three metrics—sale-to-list price ratio, the prevalence of price cuts on home listings, and time-on-market—the market temperature provides information on the current balance of bargaining power between buyers and sellers in this neighborhood relative to other neighborhoods in the same metropolitan area. A particular neighborhood may be identified as a good market for buyers in a metro market favorable to sellers overall. Learn more

Foreclosures (per 10K)

1.5 North Park
1.4 San Diego
3.6 United States
Zillow predicts North Park home values will increase 3.8% next year, compared to a 3.5% increase for San Diego as a whole. Among North Park homes, this home is valued 14.6% more than the midpoint (median) home, and is valued 6.5% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In North Park, the number of foreclosures waiting to be sold is 57.4% higher than in San Diego, and 29.5% lower than the national average. This higher local number may prevent North Park home values from rising as quickly as other regions in San Diego.
