House: 2000 sq. ft Property: 4.2 acres The open space layout with vaulted ceilings makes for a cheery connectedness.  The post and beam design offers a classic, earthy atmosphere.  Between the great room downstairs and the large loft upstairs, theres lots of room to entertain and relax.  The basement has been divided in half with one side containing utilities and plenty of shelf storage, while the other is a blank slate ready to be finished for a large game room, home office space, etc.  The views of the surrounding hills and mountains never gets old, and the wide, open meadow means you have a beautiful sky and stars to look at.  Enjoy picnics or campfires in the wooded grove down by the rivers edge.  This 2009-built 5+ rating energy star home is tight!  We keep our home cozy with a Jotul wood stove and use approximately three cords of wood to heat for the year.  The large, low E Anderson windows make for a bright, happy home - we hardly ever turn on lights during the day.   Between the new KitchenAid stove and our efficient Rinnai tankless, on-demand water heater, the propane bill is always low.  Plus, we made sure to pre-install an in-wall copper pipe from the attic to the basement to make it easy should one ever wish to upgrade to solar hot water heating.   In terms of convenience, this location is key.   Enough distance from Brattleboro to enjoy country life, yet close enough for an easy bike or car commute down relatively flat Route 30.  Quaint Newfane Village is a two-minute drive away as is a local supermarket.  The house is situated almost equidistant between elementary, middle, and high schools.   Love the outdoors?   This property has it all!  Not once did Irenes flooding worry us, with the Townshend and Ball Mountain flood control dams doing their job upriver.   The house is actually sited out of the flood zone.   Tube or kayak down to your property or cast off to the Rock River, Brattleboro and beyond!   Swimming holes surround the property with a rope swing you can swim to.  Enjoy fishing from your property or cycling on beautiful River Road and area loops.   Avid birder?  Youll see myriad songbirds and waterfowl on and along the property, plus just up the road theres Putney Mountain well known for its excellent hawk watching.   Hiker?  Great local trails close by on town, state, and National Forest lands.   Four area skiing destinations are all within a short drive.  Is gardening your thing?   Virtually unlimited possibilities await you with this beautiful river valley sandy loam soil.  Excavators unearthed literally ONE medium sized rock when digging the foundation and the same hold true throughout our field.   Behind the house we get 9-10 hours of sun a day, in front about eight.  Established strawberries and asparagus await you in the spring along with a 50x80 raised bed plot and an adjacent twin plot already rototilled and ready to go.  We enjoyed large harvests of all sorts of vegetables and you can too.  Start your own orchard, berry patches, family farm standyou name it!Horse lover?   Winchester Stables is the next property down the road while West River Stables is across the bridge in Brookline.  The property contains a good 2+ acres of open former hay field easily fenced off for riding.  Realize your dream of raising your own horse on your property.  Simple yet spacious, elegant yet cozy, this riverside property is a gem in a great Vermont town.Additional property info: http://www.forsalebyowner.com/listing/3-bed-Single-Family-home-for-sale-by-owner-370-River-Road-05345/23383929?provider_id=28079  More Less
