My Notes

Newly upgraded lobby of whole building AND interior of unit. . . .and owner will include credit for 6 months of HOA dues. New kitchen, bath vanity, floors, paint and real wood shutters! Lovely unit with mostly new appliances and a home warranty.
Adjacent (1 block) to Culver City's great restaurants. art, theaters, and more. 2 cars parking
Neighborhood Description
This neighborhood is right in the middle of everything without the normal problems of being right in the middle. Although Culver City has become so popular on weekends that parking in the public parking lots is difficult to find. . . . you can just go directly from your home without worrying about all that. People in the building sometimes call Culver City their "living room" because it has such nice areas to entertain guests and enjoy yourself. The building is about 2 blocks from Trader Joe's, Albertson's, Starbucks, Office Max, etc. . . . and all the great offerings in Culver City. Best of all, though, the street has relatively little traffic because the nearby streets carry through-traffic and people don't generally turn onto Canfield unless they mean to go there. Seriously, you can't even turn left onto Canfield from eastbound Venice Blvd. . . . so, people use other streets, leaving us to enjoy our tree-lined street and have easy access to services.

What I love about the home

Close to downtown Culver City. Great location. Nice intimate Homeowner's Association.

Market guide

Zillow predicts Palms home values will rise 7.7% next year, compared to a 7% increase for Los Angeles as a whole. Among Palms homes, this home is valued 59.3% less than the midpoint (median) home, and is valued 18.7% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Palms, the number of foreclosures waiting to be sold is 85.7% less than in Los Angeles, and 90.5% lower than the national average. This lower local number could help Palms home values rise more quickly than other regions in Los Angeles.
