OverviewBeautiful, high quality home in SaddleBrooke, which was voted one of the 100 Best Master Planned Communities in the country by 'Where to Retire" magazine.Tucson was rated in the top 10 of places to retire in a CNN Money magazine poll.The home is nestled in the foothills of the Santa Catalina Mountains and next to the Coronado National Forest with excellent mountain views front, side and back.This is a one-owner house, with many custom features.The house is a Durango Model 3408 since it has 3,408 square feet of livable space. It features an excellent floor plan for easy living, with 3 bedrooms and 2 full bathrooms on the first floor and 2 bedrooms and a full bathroom on the second floor (guest quarters). The master bathroom on the first floor has 2 vanities and a large walk-in closet. The great room is outstanding!On the first floor, one bedroom serves as an office and another can be converted into a den.A floor plan is available.  If you would like to see it, please send an email to me at carlutz@hotmail.com.  I will forward a copy of the floor plan to you via email.The interior and exterior have been very well maintained and the exterior was recently painted.SaddleBrooke has many amenities including 3 club houses, 3 golf courses, 3 fitness centers with modern equipment, several tennis courts, 3 libraries, a 478-seat theater where excellent live entertainment and movies are shown, a softball field, a dog park and many more facilities for the active person.The home's location is convenient to shopping. There are 3 malls nearby.Many good restaurants are close to the house, including 5 in SaddleBrooke.A new, large hospital and doctors' offices are located 10 miles away.The University of Arizona is 25 miles from SaddleBrooke. Courses are available at their lifelong learning program, along with many other academic, cultural and athletic events. There are also other junior colleges in the area that offer continuing education courses, with one holding classes in SaddleBrooke.Two major airports are within easy driving distance to SaddleBrooke. The Tucson International Airport is 35 miles away, while the Sky Harbor International Airport in Phoenix is 105 miles from SaddleBrooke. Phoenix also has professional sports teams, including football, baseball, basketball and hockey. InteriorThe home features a 3-zone HVAC system with optional high SEER Trane equipment. Three zones help to reduce energy costs by selectively heating or cooling zones as desired.Energy Star package was added which included programmable thermostats and low E glass at all windows and sliding glass door.A custom floor-to-ceiling screen was added to front porch entry.Ceiling fans were added to most rooms.Recessed lighting fixtures were added in several areas of the house.Kitchen appliances were upgraded to top of the line GE series.The wood cabinets were upgraded in the kitchen and bathrooms to Hartford Hickory Arch Toffee.Floor tile and counter tops were upgraded throughout the house.Floor tile replaced carpeting in some parts of the house.The carpeting and pad were all upgraded.An optional gas fireplace was added in the living room, with a tile surround to match the tile of the home. It has a remote control fire starter.A custom, hand-carved wooden mantel for the fireplace was installed.A jetted, whirlpool tub was added in the master bathroom.Full window coverings were installed, including plantation shutters in most rooms and custom window coverings in the kitchen and family room.3M sun screen coating was added to the windows in the kitchen and family room.Surround Sound 5.1 was added to the family room, with speakers wired into the living room and master bedroom.The home was pre-wired for cable TV with outlets in many rooms. An easy conversion to satellite service is possible. Most rooms were pre-wired with a port to access high speed Internet service.
