Beautiful 1+ acre of land two miles from the little picturesque town of Springville. Nestled in the Sierra Foothills. Plenty of oak, granite rock outcroppings, wildlife. Across the road from the North Fork of the Tulare River. Native American medicine holes border the roadside. Ancient old oaks. Seasonal creek in back yard. Fresh air. Stars at night. House is tucked away off the road making it unusually private for a dwelling on just a little over an acre. Neighboring properties also have acreage, adding to the privacy of your home and land. Five minutes from the town of Springville CA which has gas station, post office, medical clinic, library, fire station, market, homestyle burger joint, barbeque and pizza joint, mexican sit down, rustic breakfast cafe, and town park. Free Friday night concerts in the summer. Outbuilding has been a workshop, but can be converted into a garage or with some extra concrete, the foundation can be extended for a nicer home. Good well, septic. The home is a single-wide with a large, add on livingroom. Washer, Dryer, Refrigerator, Piano. Recent water heater, new roof. Taxes have dropped to a little over 1000.00 year. Private financing available with 20% down to qualified buyer. 

What I love about the home

Great views. Five minutes to town. Thirty minutes to the Tri-City area of Porterville, Visalia, and Tulare. Cross-Cultural ammenities in the larger towns include authentic ethnic restaurants, two community colleges, a relaxed, small town feel wherever you go. In Springville you'll find friendly neighbors in a crime free environment. You are in the Sierra Foothills where there is an abundance of wildlife. A few hours away from National Parks and forests (Giant Sequoa, Mineral King, Yosemite). Cost of living is very affordable. Close to Tule River Indian Reservation (which has a Casino with reputable entertainment) and where you can also get the cheapest gas in the county.
