My Notes

House has been upgraded immensely including:
New Hot Water Heater, New Furnace , New Central AC condenser (3.5 ton outside unit) - You now don't have to replace any of the super expensive items! it's done now!
Completely remodeled Kitchen - new Marmoleum floor, all new kitchen cabinets. Apron sink. Granite countertops. LED lighting (dimmable!), Ceiling fan, range hood. New exterior door leading to the patio with built in blinds! The Kitchen is HUGE for homes in this area. Both bathrooms updated. 1 is completely remodeled from bare studs. The other was updated.
Living room and hallway lights all replaced with LED fixtures and new switches. Surround Sound Audio in the Living room
Solar installed in 2011! HUGE benefit to the electric bill. Lease payment is far lower than the electic rates. Brand new driveway and entry steps all redone with beautiful pavers Laundry Room attached to the garage completely redone with reclaimed cabinets from the old kitchen. Home Security DVR system. Haven't needed to use it, but cool to have. 2 cameras installed. Can install up to 4. HD resolution Vegetable garden
House Selling Features (aside from the above).
Sprinkler system in the back yard. 1-2 blocks from everything! Do you bank with B of A, Chase, Wells Fargo, or US Bank? All 1-2 blocks from the house! Supermarket, restaurants, gym are also only 1-2 blocks away! The Sunday Farmer's market is 1 block away. However the street the house is on is VERY quiet! Generous back yard. Central Heat/Air
Beautiful Porch - We have it sectioned off today for pets (cat) to do their business outside but protected - has cat door. Detached 1 car garage currently configured as a workshop/storage. BIG bedrooms and living room
big attic for storage or to get to the wiring 'n such.
Neighborhood Description
The neighborhood is extremely quiet usually. This house is extremely close to everything. It is less than 1-2 blocks from the gym, Banks, restaurants, super market, farmers market, and more!!. Firehouse is about a block away too just in case of an emergency! The hub is also pretty close.

What I love about the home

It's well designed but a little quirky. Just the way we like it. The bathrooms could be a little bigger, but if you don't spend your life in the bathroom, then it's ok. The bedrooms are all BIG compared to the other homes in the area. This house has Central Air. This is one of the ONLY houses in the area that have it and it works great towards the back part of the house and so-so in the front. I can tell you with this blistering heat we're getting, the AC has been VERY VERY useful. I don't know how anyone can live without it. One last thing... the kitchen... it is huge. I don't mean "big"... i mean "HUGE" (for this area). It is an eat-in kitchen for sure and still has room to put in an island if you wish. We will probably be doing that at some point if we stay in the home. After moving in, we completely remodeled the hall bathroom and partially remodeled the master bath. Both look incredible now. We also remodeled the kitchen completely! New colorful flooring, cabinets, granite countertops, BIG apron sink, fixtures, LED lighting, GFCI outlets, ceiling fan, Range hood/fan, appliances. Recently we had to replace the furnace and AC compressor so it's brand new for at least another 20+ years of life! Last, but not least, the driveway was breaking apart, so we had it removed and redone with beautiful pavers. We also had the front steps redone with the same style pavers so it all flows. It's beautiful! Oh, how can I forget? We also had SOLAR installed in 2011! It generates 300-400 KW of power monthly (last month 07/13 was over 500KW!) and our electric bill is minimal at best. The lease payment on the solar is MUCH cheaper than the electric bill before solar was installed. It's a huge savings and eco friendly!

Neighborhood: Irvington

Zillow predicts Irvington home values will rise 14.8% next year, compared to a 12.9% increase for Fremont as a whole. Among Irvington homes, this home is valued 20.5% more than the midpoint (median) home, and is valued 12.7% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In the Irvington market, the number of foreclosures waiting to be sold shrank 22% in the last year. The number of unsold foreclosures is 47.6% greater than in Fremont, and 44.3% less than the national average. This higher local number may prevent Irvington home values from rising as quickly as other regions in Fremont.
