My Notes

Very Private Lake Champlain 3 season waterfront cabin has 110 feet of shoreline. Great fishing spot. Cabin sits on a small bluff overlooking the Green Mountains of Vermont and Lake Champlain on a private road with only 7 other homesites. Wooden stairs to shoreline. Two apple trees and two cherry trees are on the property. A beautiful garden provides a plentiful harvest all summer long. Located near the new Lake Champlain bridge. A great Adirondak escape.
You will never know this was/is a mobile/manufactured home but luckily the tax assessors do so you can benefit from the low taxes. Beautiful wood siding surrounds the exterior. An addition that is larger than the original home doubles the floor space and a unfinished upstairs adds even more expansion potential. This cabin has tons of charm. Please come visit us and see for yourself.
Nice size master bedroom with sliding door onto the large waterfront deck. Second very small bunk room in back of cabin. Plenty of room in unfinished attic for sleeping. Family room has windows on the lake side and a sliding door that opens to the screened porch, also on the lake side. Wood paneling throughout. Wood burning stove in family room. Ceiling fans in the family room and master bedroom. One bathroom with a tub/shower. Kitchen is equipped with propane gas stove/oven, microwave and refrigerator. An island breakfast bar divides the kitchen from the family room.There is a small breakfast nook.
Limited furnishings can be included in the sale. Queen size bed in master with chest of drawers. Queen size futon in family room. Twin bed in bunkroom. Kitchen supplies included. Window coverings. You could move right in and enjoy the rest of the summer.
There is a metal utility shed for storing all your outside equipment - lawn mower, etc.
Neighborhood Description
We live on a private road with only 7 other homes & lots. One family resides year round and the others are seasonal. We all contribute to the upkeep of the road.

What I love about the home

Location, location, location. Lake Champlain and the Green Mountains are beautiful during each season. Our neighbors are wonderful. We are only 2 hrs. from Montreal, 1 hr to Burlington, VT, 30 minutes to Middlebury, VT. 2 hrs to Albany. And there is convenient shopping and dining in Port Henry and Ticonderoga.
