This is a home in which the owner(s) set a "dream price" - a price they'd be willing to sell it for, as well as to test the waters and gauge interest. This property is not found on a multiple listing service (MLS).

My Notes

Edit
This property consists of 25.2 acres in three parcels of land: 1.59 acres with the new foundation, 13.64 acres with the log cabin, and 10.2 acres of forest.
It has the log cabin home which has been used by our family and also rented as a vacation rental since 1997 and which is described on HomeAway, FlipKey, and our own VermontLogHome.com web site. Typically the cabin is rented almost every week from June through October and then one weekend and one week per month for the remainder of the year.
Additionally, we started to subdivide 1.59 acres near the road which has a 30'x40' foundation with radiant heat in the slab, a drilled well, and a septic system installed (but not yet activated), and the beginnings of a 8'x16' "Tiny Home" (red).
My plan was to complete the building of the 30x40' home as my retirement home and continue to rent the cabin as a vacation rental to help fund my retirement. I built the shell of the "Tiny Home" near the new foundation which I planned on living in while building the new retirement home.
My plans for the retirement home are here: http://www.vermontloghome.com/NewHome.htm
My plans for the "tiny home" are here: http://www.vermontloghome.com/private/TinyHome.htm
Happily, I met a lovely woman and we are making plans elsewhere, including _lots_ of ballroom dancing so we will be selling this property on or before 2015.
At the moment, we are completing some cleanup and repairs in between vacation rentals.
The ideal 'match' for a buyer would be someone who either wanted to subdivide out the 1.59 acres by the road or to build their own house there while continuing to rent the cabin portion out as a vacation rental.

What I love about the home

When we found the property in 1994, we walked the property in the rain and saw the stream, the waterfall and glacial pothole, and the pond. Arriving back at the cabin, we turned to the realtor and said "We will take it!" and he asked "Don't you want to see the inside?" The inside didn't matter to us at the time. The property felt that good. (Note: It did take us 3 years to repair the inside and we have been renting it as a vaction rental since 1997 during times when we were not using it ourselves.) Peace and quiet is what you will find here punctuated with visits from the flock of turkeys and the blue heron that returns each year. The cabin has comfortable charming interiors which include spacious living room with large fireplace, fully equipped kitchen, dining area, master suite, sleeping loft, and screened in porch. Every window gives a view of trees, pond, and pasture. The living room with cathedral ceiling has a large 4? wide fireplace which offers a great view of the fire. We will be putting this on the open market in 2015.

    Market guide

Zillow predicts Vermont home values will rise 1.7% next year. Among 05301 homes, this home is 41.6% more expensive than the midpoint (median) home, and is priced 64.6% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In 05301, the number of foreclosures waiting to be sold is 14.3% greater than in Guilford, and 64.4% less than the national average. This higher local number may prevent 05301 home values from rising as quickly as other regions in Guilford.
