My Notes

Edit
The Painted Lady, located in the Silk Stocking Historic District of Aberdeen, MS, is a Queen Anne style home, meaning that there is symmetry throughout the home without being obvious. Each room has a ???feature??? that makes it unique. The front parlor has a curved front wall, the library has a turret, each of the bedrooms has a trapezoidal ???kickout???. Each room basically measures 16??? x 16??? plus the ???feature???. The parlor has a stained glass window as does the master bedroom. Additionally, the turret and rear attic windows contain stained glass. The front doorbell is original to the home and is located in the center of the door. One simply turns it to have the bell ring. Upon entering, one enters a large central hallway, 8??? by 34???. At its center is a wooden feature high on the ceiling, with curtains on each side. This divides the ???public??? areas of the home from the ???private??? areas, a common feature in Victorian homes. The house of many colors is the same inside and out. Over 15 colors were used on the walls, ceilings, windows, doors, outside wishing well, and 3 porches. There is method to the colors, a ???vertical??? and ???horizontal??? blue; a ???vertical??? and ???horizontal??? green; alternating shades of color for banister and post spindles; a sunburst motif that changes from yellow paint to Chinese red. Horizontal brick and terra cotta colored paints are at the ???floor??? level of the house and below. In 2005, when the current owner purchased the house, a structural engineer spent many hours inspecting, categorizing and prioritizing items that needed to be repaired/replaced in the home. This report is available to potential buyers. Care was taken to preserve the historical integrity of the home, which is listed on the National Registry. The HVAC system was updated in 2005. Previously the home was heated by ventless gas heaters at each of the fireplaces. This system is still intact and a new homeowner may wish to reactivate any fireplaces. Currently there is one vent free gas fireplace in the dining room. Wood framed storm windows were custom built and installed. Old windows were left intact. Many contain the old original glass, although some have been replaced as they were broken over the years. There are several gardens on the grounds. On the south side of the house is a raised bed intended for vegetables. Red spider plants can be found here in the fall. On the front side of the house is a bird fountain and Chinese lantern along with a brick walkway. On the northwest end is a covered pergola and wishing well, along with a raised garden with sprinkler system. In front of the north porch is a Japanese style Zen garden. Next to the garage is an herb garden with oregano, rosemary, thyme and chives. There is space for additional herbs. On the south side of the garage are three beds for tomatoes or other vegetables. At the back of the property is a large mature pecan tree that yields over 100 lbs of pecans every year. There is also a 3-year old fig tree. The kitchen was updated to include modern appliances and new cabinetry. The carriage house contains a single car garage, a shop, a kitchen area, patio, and attic storage. The shop area is 12??? x 24???, with electrical outlets every 4???, a center workbench, and 3 skylights. The garage is 12??? x 24???, has double doors 5??? wide, and ceiling lights. The kitchen area is 10??? x 24???, has a cathedral ceiling, skylight, tile floor, cabinets, sink, 5 burner oven/gas stove, wood burning stove, and a gas hot water heater. The screened patio area is 10??? x 24???, tiled, has a floating cabinet work area, electrical outlets, and outdoor lighting. The attic storage area above the garage is 12??? x 24???, has a solid floor, ?? wall toward kitchen, 3 turning ceiling exhaust vents, fluorescent light panels, and electrical outlets. Details about all upgrades are available from the listing agent.  More Less
