My Notes

NOTE: Owner financing is not an option.
A new roof and new (certified) septic system were added in 2013. Electrical service was upgraded from 100 amp to 200 amp in 2014. A 60 amp breaker now feeds what was a detached garage and is now being used for a wood working shop.
This 1890?s farmhouse is situated on the south side of Lyon Mountain (one of 100 highest Adirondack peaks), it boasts fine views of the Adirondack High Peaks, forest, and hills.
You can be assured of privacy: we are surrounded on three sides by forest. Less than 100 feet from our door is the old D&H railroad bed which is popular with hikers, cross-country skiers, horse riders, mountain bikers, four-wheelers and snowmobilers (Trail C8A). This trail is a fantastic adventure for those who want to enjoy the mountains without having to climb one. A five-minute drive away is New Land Trust, free and open to the public, with 87 miles of groomed gentle-grade trails for walking, snow-shoeing, and cross country skiing.
It is five miles downhill to the main road, State Route 3, which follows the Saranac River. Here you will find two gas stations, a post office, a general country store, a historic tavern with good pub-fare, a golf driving range, tennis and basketball courts, and an outdoor pool and boat launch. The Saranac River is a wonderful for kayakers and canoeists.
Five miles to the north is Chazy Lake, (http://www.dec.ny.gov/outdoor/71840.html) one of the most pristine lakes of the Adirondacks, with a public beach, picnic area, and two boat launches. A 10-minute drive to Dannemora offers a pharmacy, Dunkin Donuts, deli, butcher, bakery, gifts, bank, liquor store, General Dollar, and a Stewarts Shop (great ice cream bar).
We are 10 miles from Chateaugay Lake (our favorite lake to kayak-http://www.dec.ny.gov/outdoor/71855.html), 25 miles from the Plattsburgh/Lake Champlain region and 40 minutes from Wilmington/Whiteface Mountain (http://www.whiteface.com).
If you enjoy back country skiing or hiking the Lyon Mountain trail head is less than a 5 mile drive. Lyon Mountain, at 3830 feet, is the highest point in Clinton County and the highest point north of the Saranac River. It is located in the northeastern part of Adirondack Park, west of Plattsburgh, NY in the Sable Highlands Forest (a 84,000 acre conservation easement). There is a new 3.4 mile trail that winds its way to the summit and fire tower. The trail has an overall elevation gain of 1900 feet over the 3.4 miles.
The hike is long but you are rewarded with a 360 degree view from the fire tower. Views all the way to Montreal to the north, the Green Mountains and Vermont to the East and the high peaks to the south. Below the maps show the old trail and the new trail. Market guide

Zillow predicts New York home values will rise 0.4% next year. Among 12981 homes, this home is 42.2% more expensive than the midpoint (median) home, and is priced exactly the same per square foot.

Foreclosures will be a factor impacting home values in the next several years. In 12981, the number of foreclosures waiting to be sold is 13.7% greater than in Plattsburgh Metro, and 21.9% less than the national average. This higher local number may prevent 12981 home values from rising as quickly as other regions in Plattsburgh Metro.
