Beautiful, updated home situated in an upscale neighborhood: Turnberry-Village in Plano, TX. The house is leased for a monthly rent of $2,200/month. This home has an estimated value of $272,000 (House/Land Plus Renovations/Updates/Upgrades). Upgrades/Home-Improvements alone had about $45,000 value, and were implemented in a short period of 4 years.
Two major Renovations/Remodeling Phases:
==>> In 2008 = Complete Interior renovations: New Floors (Tiles + Real African Hardwood (Sapple) + New Carpets on the entire second floor) , kitchen/bathrooms (Floor Tiles, Fresh Painting, New Chrome Faucets, New Sinks Bathroom counter tops, New Bathrooms Lighting fixtures and many more. Renovations also included exterior improvements such as: new Hardy-Boards wall-Sidings installed by Lowes Professional installers. We spent in 2008 at least $30,000 (probably more) in renovation expenses (Materials, Labor/Installations/Additions).
==>> In 2012 = We Installed New-Roof (Composite/Shingles light green, 30 Years) and did some major exterior maintenance all around the house: New Sidings, Exterior Caulking and Painting all around the exterior walls including Soffit and Fascia sections.
We Spent at least $15,000 in renovation-expenses in 2012 (Materials, Labor/Installations).
Total cash invested in renovations/remodeling in this period of 4-5 years was between $40K- $50K.
All three bathrooms were completely upgraded (Marble tiles flooring, New toilets (Kohler), New Chrome faucets, New modern over the counter sinks (Half Ball shape), Guest bathroom installed a metal sink and on modern wooden cabinet with marble top) the other two bathrooms we installed stone stylish sinks. New counter tops (Marble), New modern lighting fixtures, New cabinets (Sink one and Storage one) in guest bathroom, New cabinet doors in upstairs bathroom, New cement board walls installed in master bathroom covered with tiles (Water/Mold resistant).
The mentioned exterior wall siding replaced (East wall - used expensive hardy boards sidings as oppose to wood sidings. Work/installation was performed by Lowes hardware store professional Installers and Sears installers), Beautiful new wood-flooring (Real Sapele wood) on the 1st floor,
Home entry=New marble tiles, New kitchen Porcelain tiles, New kitchen counter tops, Special wall tiles in cooking area over the stove, New backyard entry door (double glass with internal shades), one walking closet (upstairs bedroom) was completely re-done and expanded, New backyard fence and many more upgrades!!House has a unique design (Wide open space/high ceilings).
It is situated in a strategic location (walking distance from 2 major hospitals: Medical center of Plano and Plano Baylor hospital, few steps from specialty hospital, Walking distance from central Bus station, close to Hwy 190 (George Bush toll road) walking distance to CVS, Sams-Club, 24 hours Wal-Mart). Very quiet, upscale neighborhood, zero crime rate!!
Update: New Carpet was installed on the entire 2nd Floor and Master Bedroom (10/22/2012).
==>> 2014 Update: In the last few months we have invested in brand new AC Condenser (outside AC unit) it is a 5 Ton Trane Unit. We have also replaced the evaporator Coil with a brand new one. Both of these investments alone had a value of at least $5,000.
in 5/10/2014, We have replaced all window screens.

What I love about the home

Neighborhood Description What I love about the home: Spacious,1st floor has High-Ceilings (in the Entry way, living-room and the kitchen), when you walk into the house, you immediately feel the freedom the open space like a breeze of a fresh air, from the Texas heat outside into the A/C cooled home with openings in 3 directions. very spacious. Rooms design is comfortable with walking closets in each room!! every bedroom is built differently (one with height changing ceiling and the other with unique window-seating on small mattresses along the huge window). Great open space section on 2nd floor (game room that looks down to the living room and home entry), beautiful wood railings along the stairs to 2nd floor. a nice spacious open corner area a the bottom of the stairs that can host a Pet house or a large Pet bed / Pet corner.
