My Notes

Edit
Beautiful Brick ranch has THREE bedrooms and TWO fireplaces! Only one yard away from Brookside park, the quiet neighborhood feels very rural, but is only 5 minutes from Meto Hospital and ten minutes from downtown Cleveland.
The Cleveland Metroparks Zoo is within walking distance.

What I love about the home

The Kitchen was newly remodeled in 2011 and boasts maple (wheat) Schrock cabinetry and granite counters. All LED lighting over-head as well as over and under cabinets can be adjusted for preparing meals or "setting the mood" while saving on electricity costs. The kitchen features stainless steel Electrolux gas five-burner stove with WaveTouch with one convection oven and one conventional oven. Large Samsung french door 28.5 cu. ft. refrigerator and dishwasher add to convenience. Dramatic, pillar-flanked executive patio (50'x20') has beautiful retaining wall. (see photos) Comfortmaker Soft sound air conditioning unit scroll compressor cools the home but is whisper quiet because it uses 1/3 fewer parts than conventional units. An updated 100 amp electrical "breaker" service panel was installed in 2011. Oak floors in all bedrooms were recently refinished. Updated lavatories feature dual-flush and low flow toilets to reduce water consumption. Basement has waterproof guarantee. Free WiFi for Old Brooklyn residents saves $100's every year!

Market guide

Zillow predicts Old Brooklyn home values will fall 0.5% next year, compared to a 0.4% increase for Cleveland as a whole. Among Old Brooklyn homes, this home is 100.3% more expensive than the midpoint (median) home, and is priced 100% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Old Brooklyn, the number of foreclosures waiting to be sold is 29.5% lower than in Cleveland, and 147.6% higher than the national average. This lower local number could help Old Brooklyn home values rise more quickly than other regions in Cleveland.
