My Notes

Edit
Beautiful three story townhouse, three bedrooms (two on third floor each with a two sink master bathroom and one on the first floor with a full bath). Third floor also has laundry room. Second floor is a great room with beautiful madrone floors, tile counters, gas fireplace, stainless steel appliances, and a powder bathroom. Deck off second floor overlooks private backyard with enough room for a BBQ. Bedroom on first floor accesses the backyard, which is fully fenced and has a small garden. Alarm system installed. One car garage with full driveway.
Neighborhood Description
Great and developing neighborhood, tons of restaurants, New Seasons, Fred Meyer, rite aid, gas station, bike lanes on Clinton and Sherman for easy commute, frequent service bus line, Mt. Tabor, active neighborhood association. Best of urban and quiet life in the city.

What I love about the home

The madrone floors and open plan on the 2nd floor make a great space for time together and entertaining. The quiet of the bedrooms and southeast light that comes in the morning over the back of the house. The third floor with vaulted ceilings and skylight in the bathroom. Love living in a urban environment with so many great restaurants and shops near by. New Seasons, Fred Meyer, and the new Zebra Grocery are all in waking/biking distance. Number 4 bus line to downtown.

Market guide

Zillow predicts Richmond home values will rise 3.5% next year, compared to a 4.7% rise for Portland as a whole. Among Richmond homes, this home is valued 4.6% more than the midpoint (median) home, but is valued 19.6% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Richmond, the number of foreclosures waiting to be sold is 66.7% greater than in Portland, and 42.9% lower than the national average. This higher local number may prevent Richmond home values from rising as quickly as other regions in Portland.
