Beautiful solar, extremely energy efficient bungalow with large open great room, wood floors throughout, breakfast nook with built in custom seat/cabinet, granite counter tops in kitchen and bathrooms, stainless steel appliances, custom 42 inch cabinets in kitchen, custom shelf units with crown moldings throughout the house, 6 inch window sills throughout the house, garage is completely finished off with stained concrete floors, track lighting, large open window, air and heating, solar tube, private entry and private back courtyard with beautiful plants and trees. Dining area opens to a unique and lovely, vine filled solar atrium/greenhouse. House has all upgraded light fixtures, fans, violet cut glass handles on all cabinets, double pane windows throughout, fully landscaped with drip irrigation system, fruit trees, 2 mature trees and many lovely plants, succulent walkway, and flowering shrubs etc.
Neighborhood Description
Lovely, newer, upscale, solar neighborhood set in an older, historic area of Armory Park just east of downtown. Most of the homes int he neighborhood were built in the late 1800"s early 1900's as residences for the engineers who built the railroad There are many large trees and all the homes have been renovated, lots of Bed and Breakfasts, neat cafes and restaurants surround the area with the Hotel Congress a few blocks away, Yoga studio, galleries and downtown shops, gym, health food stores, Convention center, UofA, 4th ave walking distance.
 

What I love about the home

It is close to downtown restaurants and shops, the UofA, many cultural events, local organic grocers and markets. My utility bills are extremely low, there is a wonderful sense of community here in Armory Park. There are many activities to get involved in if you wish to. The plants /trees have matured and are lovely through out the year. The home is quiet, all appliances are energy efficient and quiet. I converted the garage into a work/living space where I teach Yoga and paint- there track lighting, heating cooling and large windows and skylights in the garage. I added on a solarium or screened enclosure which has vines growing inside and out and it is so beautiful! It adds to the living space and completely opens up to the house with 10 foot glass, french doors.
