My Notes

Edit
A newly renovated, spacious, 1665 square foot sponsor-owned apartment (no board approval), with two bedrooms, two full baths, open kitchen, living room, separate dining room (easily converted to a third bedroom) and a washer/dryer room. White oak wood flooring throughout and windows on three sides of the apartment. Brand new stainless steel kitchen appliances, Caesarstone kitchen counter tops and marble tiled floors and walls in the bathrooms. A pre-war art deco style building built in 1929 by Boak & Paris, who worked in the office of the architect Emery Roth before they started their own firm. Annice Alt, a Boak & Paris researcher, wrote even before Roth, the young firm adopted the Art Deco Style. They developed a characteristic silhouette that fills the envelope allowed by New Yorks 1916 zoning law: the cornice-less top is a series of setbacks and terraces and a penthouse. They first used it at 444 Central Park West at 104th Street which has Romanesque round-arched windows. The materials are ones that Boak & Paris employed often: red-orange brick in interesting patterns and textures, tawny cast stone, terra cotta and tile.  More Less

    Market guide

Zillow predicts Upper West Side home values will rise 1.4% next year, compared to a 3.4% increase for New York as a whole. Among Upper West Side homes, this home is valued 6.2% more than the midpoint (median) home, but is valued 41.4% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Upper West Side, the number of foreclosures waiting to be sold is 513.9% greater than in New York, and 46.2% greater than the national average. This higher local number may prevent Upper West Side home values from rising as quickly as other regions in New York.
