What a pretty piece of property this is!!! You won't find a nicer setting and is has been meticulously maintained. This is a mini-ranch that is ready to go... a lovely 1988 3br2ba manufactured home with covered front and rear porches plus a very oversized 3 car garage and terrific landscaping. The property is fenced and cross-fenced and set up for horses plus dedicated garden area and even a neat chicken coop. The 5.10 acre parcel is located on a very quiet cul-de-sac road in a very nice area. Read on for more info on this very quality property.The home has a nice open floorplan with an isolated master bedroom. It has HVAC heating and air conditioning plus a nice woodstove that will heat the entire home. The owner added a nice covered front porch and deck that gives the home a much nicer feel and presence than the standard manufactured home. There is also a nice covered back porch. The home is in excellent condition.The oversized 3 car garage has 220 power, evaporative cooling, and a neat insulated "cool" room that is great for storing canned goods. The garage is a great bonus for the tinkerer that needs some shop room. This is one of those "feel good" properties. The entry drive circles around a neat landscaped center island with three huge oaks as the focal point. Behind the home is a great seasonal creek area that is very lush and left mostly in its natural state. It even has an old oak walking bridge(of dubious structural integrity) that crosses over the creek. The creek area and a huge old live oak are the back drop for the back yard. The land has a terrific mix of features with flat areas and gentle slopes in front and steeper tree studded slopes with massive rock formations at the rear of the property. The net effect is one of privacy, serenity, and useful function. Everything has its proper place... the tilled garden area is near the well and home. A nice wood shed sits behind the home for easy access. The fenced chicken pen and coop is away from the home near the tack and feed room for the horses. There are places dedicated for parking trailers and implements and open feed stalls for the horses. Even a nice hitching rail by the tack room. The net result- A fully functional and well designed mini-ranch.So what about the downsides for this property- The property is located in the south eastern portion of Squaw Valley so commute time to the valley is a bit longer...about 45 minutes. Also, this property has one very unusual feature not found on any other lot on the mountain. To some it will be a negative, to others it will be a unique and interesting feature... a cemetary. This property is home to an actual Indian family burial ground dating back to the 1800's. The cemetary has been fenced off with its own access off the road and has an open space easement to protect the site. It is not intrusive to the property in any way and takes up only about a tenth of an acre. Very occasionally a family member may come to visit. So you decide... a negative or a positive.This really is a great property... highly functional while maintaining all of the elements of its natural beauty in a serene and private setting. One final bonus... the owner also has the adjacent 5 acre lot which is fenced and provides both additional pasture area and buffer space from the neighbors.
