My Notes

our home is located in the manayunk subdivision (zip-19127) and located walking distance to the ivy ridge train station (R6) as well as Main Street. We are perfectly distanced for the convenience of nightlife without having to drive or deal with parking but just far enough away to be clear of noisy late night visitors of the Main Street area.
Our home is perfect for a small family (1-2 young children) or professional couple as the neighbors either have 1-2 children in similar size/style homes or are one of the young professionals without kids on our block who all have been making ongoing home improvements to their properties.
Our home has been updated since our purchase in Nov 2006. We have updated all kitchen appliances to stainless steel whirlpool (not stainless-look) to include dishwasher, range, over-range microwave oven and fridge. We added black/grey granite counter tops & tile backsplash (Jan10)
The fourth (downstairs) bedroom space has been converted into what we believe is more appropriately a den/office that leads to the entrance/backdoor to our three level (all floor level - 1 step) deck that has a complete privacy fence surrounding it and a garden area running along the side of the privacy fence. The retaining wall facing the outside of our property was renovated with lovely landscaping blocks and two city living -manageable trees/shrubs and a flower garden.

What I love about the home

Home backs up to a church parking lot for added privacy and the church allows parking on the side parking lot that runs perpendicular to our row of homes all days of the week at any time which we normally do. We have never had to park in the street since we moved into the home nor have we ever had a problem finding a parking. You can also park the entire length of Fountain St and in the muncipal lot on Fountain & Silverwood. Downstairs has an open floor layout that works well to maximize space. Enter through the front through living area then dining area which has a modern dark wood remote control ceiling fan with light & dimmer control, which is next to 1/2 bathroom (stylish black granite vanity, vessel sink & waterfall faucet - jan09) & kitchen area with door leading to full size unfinished basement (with new washer & dryer, tool chest/work bench area & portable clothes armoires) & into the 4th living space which is now a den/office (with updated lighting & new dark hardwood floors - jan09) that leads to backyard. Upstairs has 1 full bath & 3 bedrooms. The largest bedroom has 2 windows, its own small closet & fits queen size bed set & two 6 drawer dressers, tv & a large floor to ceiling wooden mirror. the other 2 rooms are currently set up as a guest room with 2 windows (1 replaced 2nd to follow with new vinyl replacement - jan09), and the 3rd room as a nursery with 1 window. all 3 bedrooms upstairs have ceiling fans. there is also a larger hall closet upstairs outside of master bedroom. Upstairs bathroom stylishly renovated.New tub, toilet, modern sink/faucet & new ceramic and travertine with mosaic accents tile throughout. 1 large window that runs almost floor to ceiling. New carpet installed Mar-10 for entire upstairs.
