*Bath 1: entire remodel of master bath with tile shower, granite counter, crystal chandelier, private toilet room.
*Bath 2:updated with new granite topped cabinet, tiled shower to ceiling.
*Outside: RV parking with gravel. Actually space for one large RV or length of 2 vehichles. *Backyard is level and LARGE. Fruit Trees, garden with irrigation approx 30x20 plot.
*Approx 20x20 cement patio.
It's a very comfortable home. Has a HUGE yard with lots of potential. If someone is into having a large yard but living in the center of the city, this is the property for them. Any gardeners out there? 1/3 acre!
FOR FAMILIES: There's a park nearby, walk to restaurants, Starbucks, etc. Inside the home, it's very comfortable and cozy. Lots of light. Small but good flow of floorplan. Space is used efficiently. Many improvements. Energy efficient. Oh and talk about curb appeal. It's the All American home complete with white picket fence and large shade tree out front.
FOR A DEVELOPER: Ideal for someone that may want to split lot or build an granny unit. There's 2 options. 1) Purchase portion of land from neighbor behind or just get easement rights and build driveway access. Split lot and build another home. 2) Or create access from the front along the side of the garage creating a long driveway This will require special permission from county because of the width between garage and prop line is normally not wide enough, however it's only 24 feet that need a variance, then it can be widened. Verbal conversations with county suggest that either of these options would be approved.
Neighborhood Description
Quiet neighborhood. Mix of families and retirees. Safety-there's a CHP office at end of street. Lots of neighbors know each other and have good comraderie. There has been some new construction of single family homes too, which improves things even more. There's a new house a few doors down and another 4 homes about to be built. There's a nice park down the street and around corner with soccer field, tennis courts, community center building etc. Can walk to Starbucks, restaurants too! Location is ideal near Interstate 80 & Cap City. Can easily commute to Roseville or Downtown Sac. We think it's a little known neighborhood that is often overlooked.
