1912' Craftsmen Triplex with a single family house in the back. The whole multiplex was gutted and rebuilt in 2000'. All electrical, siding, plumbing, appliances, flooring, decks, heating and a lot of the windows were replaced. The remodel was respectful of the Craftsmen era styling, many style elements were restored instead of replaced. The rental income can be documented back for 7 years. The rental income is over $7000/month plus utility bill back of $450/mo.. The Net Operating Income is $73,794. So the Cap rate is 5.9%. The buildings are essentially new, so maintenance is minimal.

What I love about the home

I love the location, it is 2 blocks to the West side of Green lake and 2 blocks to Phinney Ridge. Its 5 minutes to downtown. It has 2 Vermont Castings insert Gas fireplaces that fit the Era of the house. It has a pot deck on the 3rd floor, a big porch on 2 of the units, tall or vaulted ceilings in 3 units. Washers and dryers in each unit. Gas water heaters, furnaces and dryers. It also has a 12 x 36' garage. 2 of the units have views of the Cascades and Green Lake. This is a perfect owner occupy multiplex.
