The kitchen has been updated with stainless steel appliances which are included in the price of the home. There is also a small breakfast bar, with room enough for two stools. Off the back of the house you will find a great back porch equipped with patio furniture which, yup, you guessed it, are included in the price of the home. This is a great area for entertaining, or relaxing after a day of work.
In addition to the house, there is a small pond with waterfall and pond heater (for the winter). The pond does have fish in it, they started as just regular feeder style goldfish but have grown to be about 6 to 8" long and look very cool in the pond. YOU DO NOT HAVE TO FEED THE FISH, you can if you'd like but I rarely did, but will leave the bag of food for you.
In addition to the pond, there are two other structures on the property, one is a garage with a new garage door opener, which comes with an auxiliary keypad, internal opener/closer/light switch, and two remotes. This all at the end of your BRICK DRIVEWAY!
The second building is undeveloped with no electricity going to it, however running electric out there wouldn't be a problem. Use it as storage, a studio, a place to relax, a small man (or woman) cave, or anything your heart desires.
Lastly about the plants in the yard, they are ALL PERENNIALS, and they come up in a VERY Martha Stewart way, just look at the pictures. You literally have to do NOTHING and you'll have an amazing backyard, though I do recommend watering during the hotter/dryer summer months.
Now, the really cool part. This house is located close to EVERYTHING!<br>
Hungry during the big game? Call up Rosati's and walk over to pick up your pizza pie at halftime.<br>
Ran out of BOOZE? Don't send everyone home, WALK over to the liquor store, the closest establishment to the house (a block and a half away, 10 minutes round trip)<br>
Need to get something from the store? Walk over to Berkeley's or the Seven Eleven.<br>
How about just something to eat? You have Subway, Rosatis, Panda, Pepes, Dimple Doughnuts, and the Batavia Diner, Tusk (which is BYOB) ALL in two or less blocks!<br>
Take a little bit longer walk, about 4 blocks and you're in the heart of all that downtown Batavia has to offer; an ice cream shop, three bars, restaurants, dance studios, a Crossfit gym, the list goes on.<br>
Don't drink and drive! Walk to Obrien's, Rendezvous, or Pal Joey's!<br>
Like to ride bikes, walk or run? The river front trail is four blocks away where you can ride/run/walk up to St. Charles or further if you'd like.<br>
Like to fish, ride jetskis, canoe, or kayak? There is a boat launch which I myself have used only a half mile away!
This is a great opportunity to live in a great little town, close to EVERYTHING for a great price.
This is a very safe neighborhood with very friendly neighbors. Ask to hang out in the back yard or do some grilling and you're always welcome. Local bars put water out for dogs.
