My Notes

I will be having an open houses starting Saturday, March 22. For the moment interested, qualified purchasers can e-mail me to see the apartment privately during the week in the daytime.
Apartment 7E is a turnkey, decoratively-painted cooperative apartment residence for book lovers with desirable amenities in a full-service Blum Brothers Beaux Arts-style building, "The Rockfall" (1909). Three built-in illuminated bookshelves, home office conveniently tucked away, European-style tiled bathroom with glass enclosure, overhead and phone shower, retractable bath shelf and overhead lighting for reading in the tub , electric towel heater and other features. Southern exposure in living room and bedroom, latter with two walk-in, double-height closets. Pre-war details maintained and enhanced by lead-crystal and other chandeliers, period ceiling fan in bedroom, custom brass doorknobs throughout (included in sale), 8' "popcorn" ceilings, bedroom and living room face south to Broadway, the sunny side. The apartment is wired for wireless internet access. Building common areas fully resorted to Beaux Arts style. 24-hour laundry room and gym (modest fee for latter); storage unit comes with the apartment. Bicycle and supplemental storage also available.

The kitchen is large and has extensive counter space. It has a dishwasher and refrigerator freezer. It is also light-filled, as there are two large windows at the kitchen's end. They face a large fire escape from which Broadway can be seen.
Ceilings are 9.5' high, total usable area is 945.5 sq. ft.
Other amenities: very large roof deck garden (one of the largest in the area), doormen, superintendent lives in building.
545 West 111th Street is a cooperative apartment corporation. Therefore, it requires a purchaser to be interviewed by a Board member. The property is eligible for 80% financing, with 20% downpayment.

What I love about the home

I will be having an open house in a few weeks. For the time being, interested, qualified purchasers can make an appointment to view the apartment privately by e-mailing me directly. The apartment is a large one bedroom renovated to maximize the use of space while maintaining the period fee. It is luminous and can be used for modest entertaining, day or night. The proximity to the Cathedral of Saint John the Divine (one block east), a venue for worship, but also a performance space, adds another dimension to the experience of living on the block. The area is known as "Three Parks" because Riverside, Morningside and Central are all within easy walking distance. The bus and subway connections are many and excellent. The presence of Columbia University makes for a lively community which is served by many grocery stores and gourmet shops, including one that is open 24 hours a day, 365 days a year, and carries almost anything a hungry person --or a cook-- could want For those who prefer to dine out, there are many good restaurants in the area. The beauty of the Beaux Arts architecture set against the landscape architecture of the 3 parks (all designed by Frederick Law Olmstead, America's greatest designer of public parks) gives an elegant feel to the area. Columbia's expansion northward as part of its "Master Plan", only means the neighborhood will get better and better.
