PRICE WILL GO UP WHEN LISTED WITH A REALTOR SOON. On the main level are 3 bedrooms and 2 bathrooms, a foyer, a formal living room, a formal dining room, a sunroom/office, the kitchen, a separate laundry room, and the deck. The kitchen has cherry cabinets with granite counter tops with approximately 25 feet of counter space and tons of storage. The master suite is very large, approximately 20x17. It has a separate entryway, two large walk-in closets and a fully renovated bathroom. The bath consists of two rooms - the first with a double-sink custom vanity with granite counters, and the second with a custom tile shower, claw-foot tub, toilet, custom tile floor and wainscotting. The other bedrooms on this level are large. They each have deep reach-in closets. The hall/guest bathroom is fully renovated with a new tub and toilet, travertine tile floors and tub surround, and a custom, traditional-style vanity with granite counter top. The laundry room iis on this level. The living room has a fireplace with a custom made mantel and is very large. The sunroom/office is off of the living room as is the dining room which connects to the kitchen and can fit a table for 8+ people. The main level has high-end, thick custom crown molding, and original hardwood floors in the original portion of the house. Newer, matching hardwoods are installed through the rest of this level. Access to the attic, with a lot of storage space, is also on this level. The deck can be accessed from the kitchen area. It is very large - room for 20-30 people standing - and has space for separate sitting and grilling areas. A staircase leads from the deck into the backyard.
The lower level has 1 bedroom, 1 bathroom, a large media room/den, and two large storage areas. The entire lower lower level and the stairs leading to it are carpeted with a neutral color. Upon leaving the stairs you enter the den/media room. It is approximately 20x25 and has room for two large couches and additional chairs, a coffee table, entertainment center, etc. Wiring was installed in the ceiling to accommodate surround sound speakers, but no electronics are currently installed and none come with the house. The bathroom is off of the den. It features a custom vanity with granite counter tops, travertine floors and a walk-in travertine shower with a bench. It could easily be turned into a steam room (as could the master shower). The bedroom is approximately 10x12, has a window looking out underneath the deck, includes a large walk-in closet, and has a wall of custom built-ins. The center portion of the built-ins was designed to fit a 42 inch TV and there is a cable hook-up there to allow this room to also be used as a media/TV room. The den is large enough for a pool table or ping pong table, if desired. The yard is large and deep. It has a lot of very large, beautiful trees that provide a lot of shade on the deck.
Neighborhood Description
Loring Heights is a very tight-knit, diverse community comprised of young and older singles, couples and families, many of which have children. There is an active neighborhood association that sponsors frequent social events, maintains the common areas in the neighborhood, and is always on the lookout for one another. It's truly a community within the city. The neighborhood has two parks within walking distance of all of the homes. It is literally in the middle of the city with access to Midtown, Buckhead, Downtown, the Highlands and every major Interstate within minutes. It is ideal for people working in-town, or for anyone that wants to live in the center of the action but have easy access to a reverse commute. Loring heights is located on one of the highest elevations in Midtown, so there shouldn't be any flooding problems here, and you have great views of the skyline as you drive through the neighborhood. All of the benefits of a small, suburban community within the heart of the city...

What I love about the home

The location of this house is unbeatable. You have access to the entire city within minutes. Also, the details and finishes were done with extra parts used by a builder that worked on high-end condos, so the crown molding and details, like the door knobs, are first rate. You can't find this quality in most in-town neighborhoods for this price - not even in this market.
