My Notes

This beautiful sun-filled house is located in a great neighborhood on a VERY quiet street (no drive through traffic except people that live there) with tons of kids ranging in age from toddler all the way to high school. The neighbors are all great people and a few times a year the whole neighborhood has a Block Party, Easter Egg Hunt or some other event. It is only a few blocks to Coal Creek Elementary (rated 10 out of 10) so it is very nice to be able to walk to school in under 5 minutes. We are also in the LMS (Louisville Middle School rated 9 out of 10) district which is just a short bike ride (1.2 miles) on designated bike trails with blinking signaled cross-walks. We are 2 blocks from South Boulder Road which is a great way to commute to Boulder. It's only 12 minutes to CU Boulder, 15 minutes to North Boulder. Also, we are less than 5 minutes away from either US 36 or the NorthWest Parkway (toll road to Denver & Denver International Airport). This 5-bedroom, 3.5 -bathroom house has an office, dining room, sitting room, living room, kitchen, breakfast nook, a 3-car garage and a fully finished basement. The house sits on .37 beautifully landscaped acres, most of which is flat and useable if you want to throw or kick a ball around. The house has a large deck in the back which has natural shading from the trees most of the day and also a patio for outside dining with a retractable overhang. Hardwood Flooring, New Carpet, Fresh Designer Paint, Slab Granite Kitchen Island, 2 H2O Htrs & Many other upgrades including Newer Roof, A/C, Furnace and Professionally finished basement make this a "must see". Walk to Coal Creek Elementary, Old Town Louisville, Harper Lake and Davidson Mesa! In the Louisville Middle School district! Includes oven/refrigerator/extra freezer, gas fireplace We will be leaving the following things in the house: - 110" movie screen and projector with a media couch that has cup holders and a small fridge in the basement - 50" flat screen TV in the living room - 7 Cu. foot chest freezer in garage - 30" snow blower Dogs are allowed but we only have a half fence (See last picture to see what the fence looks like) so your dogs need to be either very well-behaved or small to medium so that they can't fly the coop. Also, pets are $40 a month extra. The house has solar panels which will save you about $100 a month (less in the winter, more in the summer), and the solar panels also keep the roof/house cooler saving you even more. Because of the solar system we are keeping the electricity in our name (account transfers with solar are a pain). You will still be responsible for the charges, and we will send you copies of the bill. Tenant is responsible for all utilities (gas, electric, water, trash, cable, internet, etc.) except for the gardener. The gardener comes once a week on Thursdays and 2 or 3 times a year to get things ready for winter or spring. P.S. The color scheme in the master bedroom is no longer green it is now sort of a burned copper and yellow in the bathroom (sort of the same yellow as the rest of the house). I work from home so I can be available to show you the house almost any time/day with a little heads up.Available possibly sooner than Aug 5 if necessary.  More Less
