1964 Mobile home, not attached to the ground and still registered through DMV sits on .96 acre lot in Arcata CA. The mobile home is 1 bedroom 1 bath, and the substandard add-on adds an additional bedroom, laundry room and tons of storage. A pump house/storage house and a barn round out this properties buildings. The septic and well were both installed in 1964. GPH is unknown on the well but if you fill up the bath tub, the water will begin to run a little red in color towards the end letting you know you've pushed far enough. Water pressure comes in around 20psi or so I believe. The septic, as far as I'm aware, has never been pumped either. Guess they don't make things like they used to! To disclose all I know, the septic field leech lines supposedly cross the property line onto a neighboring property. It's been a point of contention in the past with attempting to sell the property.
The property in the summer, with the sun overhead is gorgeous. The North-East winds typical of the area end up blowing directly at the largest portion of the yard rendering it a bit chilly. To the East, there used to be a view of the Ford Ranch above Blue Lake but the neighbors trees have grown to a point where there isn't any longer. Southern exposure is non-existent as well, because of neighbors trees and the property virtually lacks nearly all sunshine for almost 6 months out of the year. Beginning in mid to late October is when you really notice it and doesn't let up until April. These trees grow feet a year it seems as ever year it seems to get worse. The western skies are becoming more shaded as well with each passing year. Multiple owners of this property and some very nice tenants have approached the neighbors regarding thinning of the trees and are told "NO!" Considering the Mobile home has louvered windows, 2" thick walls and with no sunshine you can imagine that the property not only doesn't dry out but also is very cold. We notice condensation on the ceiling of the porch, raining down water in the middle of sunny day in the winter. Stored cars, boats, and other toys end up very moldy after a winter on this property as well.
The road leading up to the property is gorgeous. It's a single lane, private road. Turn left onto Hilton lane and follow a straight stretch through a grassy field, taking a right and pass a beautiful Log cabin home. Straight through a Redwood grove and directly after that presented with a Christmas tree farm. Ignore the metal fence post war that's been waging between these two neighbors for years and keep going. You'll see the Christmas tree farm end with a hog wire fence, and this property begin. Those hundred foot tall trees, on the 40 foot hill just passed the mobile home are the trees blocking all sunshine to this property. There's a lot of shooting that goes on in the area as well. It can be loud and obnoxious at times but you get used to it. After Thanksgiving, when the Christmas Tree Farm opens for business, this one lane road gets terribly congested. There's not enough parking at the tree farm, so often you'll find tree farm patrons parking in your driveway, or your yard, or even just in the road completely blocking you from getting to your house. PG&E has an easement for high voltage power lines crossing at the back of the property. I didn't mind living next to high voltage lines and was willing to disregard the supposed danger from their magnetic field. I had no intent on building so the fact that the lines severed the property 75% and 25%, plus, the building code setback for building under these lines didn't bother me either.
