My Notes

This OUTSTANDING center hall colonial in one of Louisville's quaintest neighborhoods combines modern finishes and an open kitchen, with otherwise traditional architecture. It is one of those rare homes in which a truly great feeling has been created in all of its spaces. In the last 6 years, the Sellers have completed over $150,000 in renovations. The entire home, with the exception of the bathrooms, has hardwood floors including random width, pegged hardwood in the living and dining room. The kitchen has custom cabinetry, carrera marble counters, a concrete island, a 6 burner stainless steel GE Monogram stove, refrigerator, ice maker, and dishwasher. Behind this is a subway tiled backsplash and pot filler. The kitchen also has 2 new closets and built in shelves within the cabinetry. The formal living room has a woodburning fireplace, great light, and connects to the sunroom. That sunroom also has newly constructed media cabinets, a new exterior door, and drapes. It's a great space! The master bedroom is very large with a true walk in closet and private master bath with a tiled shower, jacuzzi tub, and double sinks. Nicely located on the opposite side of the staircase are 2 other bedrooms, and a second full bathroom. This bath is also completely remodeled, but it still has the original but reglazed tub. The house sits on a large, professionally landscaped, and fully fenced flat lot. The recently refinished basement has an excellent family room, glass block windows, laundry and 3 additional storage areas. It was waterproofed (included sump pump) prior to completing the drywall. The basement has 2 additional rooms which have not been finished out, but could be very functional for an office, and a guest room. Other improvements: Roof ('07), AC ('12), Water Heater ('13), and Electrical Panel.  More Less

    Market guide

Zillow predicts Crescent Hill home values will increase 1.7% next year, compared to a 1.7% rise for Louisville as a whole. Among Crescent Hill homes, this home is valued 91% more than the midpoint (median) home, and is valued 42.3% more per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Crescent Hill, the number of foreclosures waiting to be sold is 75% lower than in Louisville, and 99% lower than the national average. This lower local number could help Crescent Hill home values rise more quickly than other regions in Louisville.
