My Notes

I have decided to sell my large, lovely 1 1/2 story 1912 craftsman home in North Oakland near the Berkeley border, and would like to find a buyer who appreciates the character and quality of craftmen homes. The house features: *4 good sized bedrooms, two downstairs, two upstairs, all having ample closet space *Large Living Room with working marble fireplace (reinforced after the 1989 earthquake), built-in bookcases and settees *Large formal Dining Room with built-in china cabinet, drawers and settees *Large fully fenced Back Yard with access to finished basement area *Hardwood floors throughout the main level (except for bathroom, kitchen and laundry room) *Wood Beam Ceilings *Kitchen with Wedgewood stove and Laundry Room off kitchen with backyard access *Lots of Storage space The property is well maintained, with new sewer line (2008), new water heater (2009), new forced air furnace (2011), new exterior paint(2012) ,and newer roof (2005). The foundation is in good shape and was constructed to support a full second story, so either of the upstairs bedrooms could be built out if desired. The location has excellent freeway access to Highway 24, 580, 880 and 80, is walking distance to Rockridge and Ashby BART, and is close to UC Berkeley. Things to Note: The downstairs bathroom has a tub/shower; the upstairs bathroom is just shower and is located within the master bedroom; The house only has a carport for one car, although there is easy, unlimited street parking, especially as it is across the street from a park; The house is set back from Shattuck and is pretty quiet, but you will hear some street traffic noise in the livingroom, mostly during peak commuting hours between 7:45 - 9:00am, and 5:00 - 6:30pm The electrical was partially updated (220 service for laundry, etc) but there is still some knob and tube/fuses controlling some outlets, but I have never had any electrical issues in the 24 years i've owned the house! The house would likely sell for $750,000 plus if the kitchen were updated, the hardwood floors refinished and the yard landscaped. I would prefer to sell it as is and let the buyer make these choices as well as create equity by making these inmprovments. My tenants are leaving at the end of June (unless you would like them to stay - they pay $3300/month and are great!). If I do not have an acceptable offer before June, I plan on making the improvements as noted above in July and then relisting the house in August.
