My Notes

Edit
Townhouse with three (3) finished levels full of superb upgrades.
Neighborhood Description
The townhouse is located in the quiet neighborhood of Essex Place in the sought after East Village community within Montgomery Village. The neighborhood is within close proximity to banking, retail, dining and transportation. The community boasts many parks, playgrounds and recreation areas including Lake Marion Park and the Lake Marion Community Center and Pool.

What I love about the home

The townhouse has received a number of upgrades in recent years. The basement hosts a fully functional home theater with two-level stadium seating, a 120" motorized projection screen that drops from the ceiling, an HD-ready LCD projector, Dolby 5-channel surround sound speakers, velvet curtains, a snack bar area with a mini-refrigerator, and remote-controlled lighting for the ultimate movie theater experience. The kitchen has been upgraded with granite countertops, stainless steel appliances, wood cabinetry, lighting, and French doors leading to the dining room. The dining and living rooms boast Brazilian cherry hardwood floors, upgraded lighting fixtures, chair and crown moldings. The bedrooms have been fitted with ceiling fans that provide overhead lighting. The bedroom floors have been upgraded with both hardwood and laminate flooring. The master bedroom has an incredible amount of natural lighting. The bedroom is spacious with a walk-in closet and a fully finished loft that has berber carpet and is large enough for a full-sized billiard table. The master bathroom has granite countertops and beautiful sink cabinets. The intangibles of the townhouse are amazing as well from the entirely new HVAC system, to gutter guards on the roof, to a masterfully landscaped floral garden, to a fenced back yard, to a state-of-the-art security system, to a walk-out deck, to double-glazed low-e windows. This home has it all!

Market guide

Zillow predicts Montgomery Village home values will decrease 0.9% next year, compared to a 0.4% rise for Washington Metro as a whole. Among Montgomery Village homes, this home is valued 28.7% more than the midpoint (median) home, but is valued 17.6% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Montgomery Village, the number of foreclosures waiting to be sold is 123.5% greater than in Washington Metro, and 70.8% greater than the national average.
