My Notes

Edit
Dignified, handsome, and perfectly located Capitol Hill townhome. This tastefully restored, bay front Victorian is ideal for both family living and entertaining.

What I love about the home

As regards location, one can't get much better than this. Walk Score describes this property as a "Walker's Paradise". A major Metro station, Capital Bikeshare docks, and streetcar and bus service are steps away. Nearby H Street features a brand-new, modern Giant grocery store, and a Whole Foods Market is under construction within sight of the front door. Walk your pups in nearby Stanton Park. Eastern Market, the Capitol Building, and Barracks Row are a short walk south. Lincoln Park, a stroll southeast. Location aside, this tastefully restored Victorian townhome is an original work of art that has been sympathetically updated where it counts: The kitchen, the bathrooms, the windows, and exterior doors. The windows and exterior doors were all replaced in 2014. The windows are now massive, dual-pane casements that are both secure, super-quiet, and weather tight. The exterior doors are thick with high security lock systems. The original, ornate wrought-iron steps were removed and completely & accurately restored by Fred Mashack Iron Works. Two beautiful and functional wood-burning fireplaces provide seasonal warmth and ambience, while recently installed central A/C provides more than adequate cooling during hot summers. A beautiful, private, and fenced paver patio in back is perfect for grilling and entertaining. (Please note: All images provided are post-remodel, 2014.)

Market guide

Zillow predicts Near Northeast home values will rise 2.8% next year, compared to a 1.6% increase for Washington as a whole. Among Near Northeast homes, this home is valued 49.2% more than the midpoint (median) home, but is valued 13.9% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In Near Northeast, the number of foreclosures waiting to be sold is 296.5% higher than in Washington, and 224.8% higher than the national average. This higher local number may prevent Near Northeast home values from rising as quickly as other regions in Washington.
