My Notes

If walls could talk there would be some tales told here. In the same family for three long generations, this first time to market property is ready for a new generation to call it home. In need of both aesthetic and overall mechanical updating, the bones are good. Large rooms, tall ceilings, lots of windows and a floorplan that worked yesterday and still works well today, the fruits of your labor will pay off nicely. The bonus is a 780SF masonry garage with a 2BR/1BA legal apartment up top. The main house sits on the south side of Lemon Street with a high elevation. An original front porch was enclosed many years ago so now you enter into a sunny Florida sitting room. An office (or potential en-suite bath) is in the northeast corner and opens to the front bedroom. Living and dining rooms are generous and the high ceilings make them feel even more so. A brick woodburning fireplace is flanked by two traditionally placed windows and there's ample space for a couple of furniture groupings along with room for your media equipment. An arched doorway leads to the dining room so the flow between common rooms is open and easy. A short hall off the dining room leads to the front and center bedrooms with a hall bath in between. Measuring 15'10" x 13'1", the kitchen can handle a lot of action and can easily accommodate a table for daily meals. The addition in the southeast corner created another bedroom and bath but the construction was of lesser quality than the original house and it needs some work. A mud room and utility room are at the back of the house and will provide good storage space. On a sunny stretch of this tree-lined street, there's enough yard on the west side for a patio and room for a garden on the east side. Craving more storage - check out the 780SF masonry garage - cars, boat, kayaks, workshop - bring it on. Accessed from the alleyway (the only paved one in the city!), you can come and go easily. Always coveted and hard to find, there's a legal 2BR/1BA apartment up top. Also 780SF, there's a 20'8" x 12'4" living room, 12'3" x 8'1" kitchen and both bedrooms measure 12'7" x 9'7". It's plain but you can fix that easily. Great for family, guests or rental income - you decide. You'll have to roll up your sleeves and get into the aesthetics and mechanics, but it will be worth the effort when you're done. Solid downtown location within a few blocks of the plaza, Flagler College and all the fun stuff. Inspection available upon request.
