Allowable up to 320 Units and 650,000 total buildable sf.Property has an existing stable, where horses are raised and housed. There are a few improvements including a 4,400sf home built in 1989 (2,500 sf heated), stables, barns... which would hold very little contributoryvalue for redevelopment. The site is partially cleared; has about 19 acres usable (although the full 28+ count as density), and is in an area mixed with commercial and residential uses. Existing Land Use is Agricultural with a ASC-1 (agricultural singlefamily conventional) zoning allowing 1 home / acre. The already approved Future Land Use for Hillsborough County for this site and area is CMU-12 (commercial mixed use) allowing 12 residential dwelling units/ acre. So with the change of use, this properties density would suggest an allowable 320+ residential dwelling units; possibly some with waterfront views down the canal! The neighborhood benefits from its close proximity to the Hard Rock Hotel & Casino, as well as its accessibility to Busch Blvd, Hillsborough Ave, Hwy 301, I-4 and I-75 which service East Tampa as well as the surrounding metropolitan areas.
