My Notes

Edit
Sit on your front porch watching the world pass by while imagining a time when orange trees outnumbered people. Be taken back to early 20th Century solid construction techniques and pride of workmanship, with all the convenience of the 21st Century. Then: Stately oak trees shading property; Now: 2-zone A/C. Then: Wood-burning fireplace; Now: Flat-screen TV mounted over it. Then: Large front porch, historic Colonial architecture; Now: Rooof in 2008. Then: Base & Crown mouldings throughout; Now: Current decorator wall colors. Then: solid wood doors/hardware; Now: updated cabinets, s/s appliances, and stone counters. If you seek a College Park address, you owe it to yourself to put this on your list!

What I love about the home

Location: Close to everything (shopping, schools, dining) and within 25 minutes of tourist attractions. Neighborhood: Neighbors are amazing and it is a fairly tight group that keeps an eye out for one another. It is a great neighborhood for walking and meeting up with neighbors. Community: Small town, downtown. Many lakes nearby for fishing, jogging, or relaxing. Many events like Jazz Fest, Holiday and Dancing on the Drive, Sunday in the park, Movies in the park, etc. Lots of events where the whole neighborhood gets together and gets reacquainted.

Market guide

Zillow predicts College Park home values will increase 1.1% next year, compared to a 4.2% increase for Orlando as a whole. Among College Park homes, this home is valued 64.4% more than the midpoint (median) home, but is valued 2.2% less per square foot.

Foreclosures will be a factor impacting home values in the next several years. In College Park, the number of foreclosures waiting to be sold is 65.4% lower than in Orlando, and 45.8% greater than the national average. This lower local number could help College Park home values rise more quickly than other regions in Orlando.
