My Notes

This house is one of two like it in the entire development, and is the largest home available at Hidden Creek. It has a particularly unique and open floor plan, which features bedrooms and entertaining space on two separate floors (and that doesn't even include the basement.) With 4 bedrooms, and 3 FULL bathrooms (two tubs and a large stall shower) there's plenty of room for a growing family. The upper floor has the large master bedroom, which has room for a sitting area and two double closets - as well as its own en suite full bathroom. It also features raised ceilings. On the other side of the house, on the same floor, is the "Princess Suite" bedroom - another good-sized bedroom - also with raised ceilings - which has a "Jack and Jill" entrance to the main upstairs full bathroom. Also on the upper floor is the kitchen (all appliances included, including dishwasher and sink disposal) and dining area, and a separate open room which can be used as a TV room, lounge, or playroom. You could also swap the fixtures and use that room as a formal dining room, and use the open area as a living space.
Moving downstairs, there are two more bedrooms. But the big sell is the family room, which has a large coat closet, a door to the third full bathroom (for the downstairs bedrooms) and a sliding glass door out onto the covered concrete sitting porch -- which overlooks the beautifully landscaped backyard. This unique "splitting" of the common and bedroom areas is excellent when you have houseguests (being on a separate floor offers privacy, and they have their own bathroom) and is great for large gatherings as well; two separate floors of entertainment space allows for different groups to mingle separately in comfort.
The finished basement offers an excellent place for exercise equipment, a "man cave" or kids' playroom, and the enclosed laundry area (washer/dryer included) has closing doors and shelving for all your detergents and accessories. There's also a partially completed bar in the corner, and a large closet under the stairs. The double garage has room for storage, as well as two full-sized cars. Out front, driveway parking for six or more cars is available on the concrete double driveway.
Finally, the gorgeously landscaped back yard with river birches, flowering plums, and many other plant and flower varieties awaits; the back sitting porch opens to a large concrete patio, and a wonderful green lawn. The large wooden shed has plenty of storage and built-in shelves, and has electric and lighting installed. The small (12'x18') oval above ground pool is super-easy to operate, has minimal expenses, and is wonderful for summertime lounging.
In the last five years, we've made major improvements to the inside and outside of the home; most obvious: over $15,000 of Groff's Landscaping (see photos) which also included a comprehensive yard drainage system to prevent the back yard from retaining water (works great - 3 drains empty into perforated pipes underground, which takes the water to the street out front.) Two years ago, we also put in a small, easily-maintained above ground pool which is great fun in the summer time but doesn't have a lot of maintenance. We've done some stuff inside as well; the basement is about 90% finished, mostly just needs some skim coats/primer and flooring (something we're planning on doing before the sale). We also have a 6 month-old water heater, garage door opener, and ceiling fans in every bedroom. We've upgraded several of the units in the hardwired smoke/fire alarm system. We've added tasteful color to many of the rooms, as well as the exterior, using quality paint.
Neighborhood Description
It's a quiet neighborhood, with lots of families with young children. The development is not a very good "shortcut" so there is very little drive-thru traffic; mostly just the people who live there. And this house is in the middle of a cul-de-sac on the furthest back street in the development, so it's quiet

What I love about the home

It's very comfortable, has loads of space (it's deceptively large!) and is excellent for gatherings; an open kitchen, and family rooms on two separate floors allow for the "quiet folks" and the "rowdy folks" to get some space between them. 3 full bathrooms is something that must be had to be appreciated!
